What do you love most about the house and why?

There’s lots of things we love about Ashlea. The house location is simply perfect nestled along a quiet and friendly private lane in the heart of beautiful countryside and excellent local schools. The spacious rooms and the logical layout of the house is ideal for allowing each family member lots of space for hobbies, relaxation and work.

The living room (like the kitchen) is without doubt one of our favourite rooms. It includes premium quality aluminium sliding doors that provide beautiful views into the garden and panoramic skies that become a backdrop for peaceful moments. Sunsets and sunrises stretch across the full horizon are simply stunning in a spectacle of warm vibrant colours. During the evenings the sky is completely transformed into a display of vibrant stars which provides the perfect settings for relaxing, entertaining or simply watching a movie with the family.

The porcelain patio which was laid by one of the most successful landscapers in the south of
England (TSLandscapes) adds the perfect finishing touches to the house. It makes it extremelyeasy transitioning in and outside of the house and provides a perfect amount of space for tables, chairs, sun loungers, portable pools and other family activities.

How easy is it to commute from here?

There are many possible easy commuting routes from Ashlea. Newbury Train Station (6.1 miles away) offers direct fast train links straight into London Paddington Station (or Penzance / Exeter St Davids). Newbury Train Station also offers large multi-story 24hrs parking facilities. Hungerford Train Station is located 7.4 miles from Ashlea. There’s a free local school bus at the start of the private lane for local state School Secondary Schools. Access to the A34 is 2.8 miles from Ashlea.

What made you choose this property over others that were available at the time?

The location was our primary reason we selected this property. Having grown up in the Newbury area, where I spent much of my life cycling both on and off-road, we were intimately familiar with the area. The lane is remarkably safe, friendly, and serene with places like the Wessex Downs Area of Outstanding Natural Beauty (AONB) offering breathtaking landscapes perfect for walks, cycling, and exploration. Our local school, St Martins, provided an ideal start for children, with its small, dedicated classrooms nestled in beautiful countryside. Being just outside Newbury town allowed us the convenience of nearby shops while still enjoying the tranquillity and beauty of rural surroundings.

Accommodation Summary:

Ground Floor:

On entering, the wide entrance hall gives a welcoming feel and offers a view straight through to the sitting room and garden beyond. The beautifully presented kitchen offers ample space to dine and has bi-fold doors to the patio and garden. A generous utility room is adjacent and allows direct access into the garage. The sitting room features sliding doors to the patio and garden as well as a large storage cupboard. Bedroom 4 is located on the ground floor and it may be possible to add an ensuite here. The gravelled driveway offers parking space for several cars, and an oak framed porch frames the front door beautifully. The rear garden is totally enclosed with beech hedging and a smart patio and lawn offer an extension of the internal living space when the weather allows.

Location:

Ball Hill is located just south-west of Newbury and is situated in an Area of Outstanding Natural Beauty. Country walks, riding and cycling opportunities are plentiful and local amenities include a garden centre, garage and The Furze Bush Inn. Nearby Highclere, Kintbury and Woolton Hill, offer a further range of shops and facilities, both the latter of which have a primary school and doctors’ surgery.

Malverleys - a very popular restaurant, which also incorporates a bakery and deli is within walking distance from Ashlea. There are also very family friendly pubs within walking distance, such as The Craven Arms and Furze Bush Inn.

Newbury offers extensive amenities including various large supermarkets, numerous restaurants and cafes and a wide selection of shops, as well as racing at Newbury racecourse, golf courses and the theatres. The mainline railway station at Newbury has direct services to London Paddington, with the fastest trains taking around 45 minutes.

Many families are drawn to the area not only for its excellent commutability, but also the wide choice of schools in both the private and state sectors, the latter including Cheam, Downe House, Horris Hill, St. Gabriel's, Estree and Bradfield College.
