Location
14 Vicarage Lane sits on a pretty, no through lane on the edge of the popular village of Scopwick which is about 8 miles north of Sleaford and 11 miles south of Lincoln. In the Domesday Book of 1086 it is recorded as having a church and 6 mills, with the Old English name ‘Scapeuic’ meaning sheep farm. Now, it is a small rural community with a thriving village hall, a highly rated pub, The Royal Oak, serving food and Scopwick Holy Cross Church.

Nearby Metheringham offers a wide range of facilities including several village stores and pubs/restaurants, a fish and chip shop, a takeaway, a children’s nursery, a vets’ practice and a doctors’ surgery. The village railway station connects directly with Lincoln, Sleaford and Peterborough.

Around a 15 minute drive, is the characterful inland resort of Woodhall Spa famous for The National Golf Centre with its Hotchkin heathland course, one of the top in the world. The town also offers a wonderful selection of independent shops, tea rooms, restaurants as well as the unique Kinema in the Woods and the superb outdoor heated swimming pool at Jubilee Park. The Petwood Hotel is steeped in British history, once home to the legendary 617 ‘Dambusters’ squadron, and provides award-winning food, afternoon tea and special events surrounded by acres of beautifully landscaped gardens.

The historic and vibrant Cathedral City of Lincoln provides a comprehensive range of shopping, dining, and cultural amenities. The two most notable attractions are the spectacular 11th century Lincoln Cathedral and Lincoln Castle at the heart of the city's cultural Cathedral Quarter. The city has two universities, and the rich aviation history of Lincolnshire can be explored further at the International Bomber Command Visitor Centre.

Seller Insights
“We were first attracted to the property as it’s such a handsome stone house, perfectly positioned at the centre of its generous plot. The setting is really quite special as it’s on a peaceful, no-through lane overlooking the open countryside, yet just a short walk to the village hall and pub.”

“Since owning the property, we have continued to update and improve it. In 2023 we replaced the windows and doors throughout to traditional style uPvc ones which has improved the energy efficiency of the house to EPC C and we have also installed a brick fireplace with Stovax multi-fuel stove in the lounge which makes it really cosy and warm. We enlarged the kitchen window to make the most of the garden view and last year upgraded the electrics and replaced all the radiators.”

“The house is lovely and cool in summer with its thick stone walls and the rear garden is south facing so the paved terrace creates a real suntrap. It’s a lovely private garden, perfect if you want to entertain in summer with the French doors opening onto it from the snug. The wraparound gardens are low maintenance with lawn and terrace areas and we have an attractive mix of hedged, fenced and walled boundaries. The entrance already has mountings so gates could also easily be installed.”

“We have had all the space we have needed at the house but there is also a large attic space that is already boarded out and, subject to planning, could be converted into two additional rooms.”

“Scopwick is a very pretty and well-kept village with the beck running through the middle. There are some lovely walks from our doorstep including a route to Metheringham which only takes about 20 minutes. It’s a lovely safe village and has a real sense of community. The village hall is very active and hosts a range of clubs, activities and events such as the village show. The pub is just a few minutes’ walk away and serves wonderful authentic Greek food and has quite a few things going on such as quiz nights and open-mike night.”
