Description
Description
Extending to approximately 39.65 acres in total, the land at Philpstoun lies between 65m and 80m above sea level and is classified by the James Hutton Institute for Soil Research as Class 2. The soil is mainly derived from the Rowanhill series comprising brown earths, capable of achieving excellent yields for a wide range of arable crops.
Recent crop rotation has included winter wheat, oil seed and winter barley, with yields reported as follows:
Winter Wheat (WW): 9.9t/ha | 4t/ac
Spring Barley (SB): 6.1 - 8.6t/ha | 2.5 - 3.5t/ac
Winter Oil Seed (WOSR): 4.4 - 4.9t/ha | 1.8 - 2t/ac
Winter Barley (WB): 7.7 - 9.9t/ha | 3-4t/ac
It consists of one single compartment suitable for modern farming techniques. It benefits from recent drainage improvements and ditches located along the east and western boundaries.
The land is accessed via 3 Pardovan Holdings (along the route marked A-B on the sale plan). There is a right to take mains water from the same holding if required for the purpose of field troughs.
The land is currently farmed under a Contract Farming Agreement and will be sown with spring barley this year. Vacant possession will therefore be available post harvest 2025.
