What a hot spot! Peckham has loads of independent shops, restaurants and cafes, as well as pop-up and regular events and festivals. Within a matter of minutes you have Miss Tapas, The Begging Bowl, Petitou, Ganapati, Il Giardino, The General Store, Flock & Herd butchery and Review (book store).

Rye Lane is also close for Peckham Levels, The Bussey Building & Copeland Park, Frank's, Peckham Plex Cinema, plus handy high street shops, banks and fruit and veg stalls. Central Camberwell is a reasonable walk or bus ride for South London Gallery and more restaurants etc. The Camberwell Arms, Forza Wine, Little Cellars, Veraison Wines, Jazz at The Crypt and Theo's come recommended.

East Dulwich's Lordship Lane and North Cross Road are also easily walkable. We love the Saturday street market on the latter.

Green space? Warwick Gardens and Goose Green are close, and Lettsom Gardens a short walk. Bigger open spaces include Peckham Rye Park and Common, Ruskin and Dulwich Parks.

Little ones? The Villa Nursery and Pre-Prep. School is a short stroll away on nearby Lyndhurst Grove. The Belham Primary (run by Dulwich Hamlet Educational Trust) is the favoured school in the area. Walk there in three minutes. Bellenden, Lyndhurst and Dog Kennel Hill primary schools are also well-regarded.
