Description

Located within the Protected Natural Area (“Serpolla” Oasis), the farmhouse is located 450 m above sea level, in one of the wildest and least polluted internal valleys in central Italy. The property, on top of a hill, is in a splendid panoramic position with a 360° view of the valley (Oasis) and the hills/mountains that surround it; in addition to woods, meadows, pastures and olive groves, it has a magnificent view of the surrounding hills, the village and castle of Montegiove, the village and castle of Pornello, and the ideal city/convent "La Scarzuola". Thanks to the photovoltaic system built 3 years ago, with the best US technology: Sunpower panels and inverters and Solaredge batteries, you will be able to enjoy clean and renewable electricity, reducing energy costs and environmental impact to a minimum. The Daikin boiler/heat pump with fan coil system and heating system with cast iron radiators guarantee comfort and efficiency. This cutting-edge system guarantees enveloping warmth in winter (fast for fan coils and comfortable for radiators) and a cool summer, with reduced energy consumption. Experience Umbria with an Eye on the Future Choosing this farmhouse means not only investing in a property with timeless charm but also embracing a way of life that aligns with the values of sustainability and innovation. Take care of the planet without giving up comfort and class. Contact us today to discover all the potential of this unique farmhouse in Umbria and start your journey towards a greener tomorrow! The farmhouse has a gross living area of approximately 236 m2 spread over two levels; On the first floor, approximately 200 m2, we find at the end of the external staircase the entrance which leads to a study room on the right and a service bathroom with shower on the left. Through the double arched glass door, you enter the dining/living room with a large fireplace. To the right of the living room you enter the large kitchen with double windows. To the left of the living room, there is access to three bedrooms and a bathroom with tub and shower. On the ground floor, there are various rooms used as services to the home, in particular a room intended for laundry and storage of outdoor furniture and other rooms designed for kitchen and bathroom use for a total. of approximately 80 m2, a warehouse space which covers a surface area of approximately 66 m2 and other warehouse rooms and technical rooms of approximately 59 m2. A few steps from the main farmhouse there is an annex building, divided into two rooms of approximately 36 m2 each, one used as a garage/garage and the other used as a warehouse but suitable for habitation. The farmhouse, entirely made of stone, was originally a peasant house where all the typical activities of a farm were carried out. Some properties relating to abandoned agricultural activities (piggery, manure pile, etc.) have been left as "archaeological finds". The property includes the land of approximately 6500 m2, entirely fenced even underground to guarantee non-intrusion of animals (wild boars, porcupines, otters, etc.) with trees and shrubs largely of local origin and Mediterranean scrub (approximately 40 olive trees and some fruit trees).

State of repair
The property was completely renovated in the early 90s and in the following years the owners have always carried out improvement and efficiency works. The latest renovation is very recent. The outside of the farmhouse is entirely made of stone while inside there are floors in handmade terracotta tiles (some of which are ancient), the window frames are made of chestnut wood with double glazing, equipped with chestnut doors on the outside; the internal doors are made of elm. Security on the ground floor is guaranteed by glazed iron doors with protective grates, wooden doors and windows with Visarm fixed glass.

Utilities
All the necessary services and utilities are present in this farmhouse ready to live in. The heating system uses cast iron radiators with an LPG boiler. There is also a photovoltaic system consisting of 9.6 kWh of production with 24 Maxeon panels, 3 400W Sunpower panels, 2 SolarEdge 5KVA RW inverters, 3 10 kW SolarEdge batteries. The Daikin boiler/heat pump is installed which works together with 5 fan coils with Daikin Hybrid system and 5 EPCIT08-406 fan coils. Outside, the 70 meter deep well approximately provides both irrigation and the water needs of the house. We find a 1000 liter stainless steel tank for drinking water coming from the well.
