A stunning four bedroom, reverse level property overlooking the Tamar River

Description

Ancarva is luxurious waterside property offering a truly unparalleled living experience. Located on the stunning River Tamar, with breathtaking panoramic views across the estuary, this contemporary masterpiece is the ultimate destination for those seeking exceptional comfort and style. Whether you're a sailing enthusiast or simply looking for a relaxing getaway, or indeed a permanent home in Cornwall, Ancarva offers serene surroundings and incredible natural beauty. This stunning modern home sits right on the water’s edge, boasting its own private mooring and pontoon, making it ideal for boating lovers. It was even featured in the Sunday Times as one of the top 50 British cottages for summer - but this is a year-round retreat, offering a unique experience in every season. The layout is reverse-level, thereby making the best of the south-facing river views.

Ground Floor - The moment you arrive, you’ll be captivated by the stunning living area with its floor-to-ceiling windows and a balcony that overlooks the water. The open-plan design includes a state-of-the-art kitchen fully equipped with AEG appliances (the dishwasher is Miele), where bi-folding glass doors open out to a spacious terrace, perfect for alfresco dining while you watch the boats sail by and take in the sweeping vistas.

Lower Ground Floor - On the lower ground floor, discover four beautifully appointed bedrooms, two with en-suite bathrooms, all offering direct access to the terrace and garden. This creates a perfect sanctuary where you can unwind while enjoying the tranquil beauty of the river at sunset.

Exterior and Gardens - Ancarva sits in the middle of its own plot with gardens and patios surrounding the property. The garden was designed and planted by Chelsea Flower Show Gold Medallist Philip Knuckey of Burncoose Nursery The front garden panoramically overlooks the Tamar River. There is plenty of parking for at least four vehicles on the upper drive and room for additional vehicles and boat storage on the lower drive. There is also a slipway for dinghy’s and garden store room.

Pontoon / Mooring - The mooring rights on Millbrook lake are owned by the Duchy of Cornwall and leased to the Millbrook Lake Moorings Association (MLMA). The pontoon and steel stanchion is owned by the property and is paid to the MLMA on an annual license fee of £65. This includes a swinging mooring in front of the property.

Location

Ancarva is in the charming Cornish village of Millbrook, on the Rame peninsula of South East Cornwall. Millbrook is at the mouth of the River Tamar in an area of outstanding natural beauty, making it a sanctuary for wildlife. Millbrook Lake has a marina, private moorings and boat builders using both traditional and modern skills.

There are a good range of facilities in the village as well as a primary school, doctors surgery and pharmacy. Nearby are the villages of Kingsand and Cawsand, both pretty fishing villages with popular sandy beaches. Close by is Mount Edgecombe House and Country Park, a stately home set in beautiful gardens and parkland, perfect for exploring.
The nearest station with a mainline route to London is St Germans eight miles away.
