From the unusual but very attractive and practical open-plan layout to the unashamed luxury of the large bedrooms, the main with a beautiful en-suite, this is a home that over-delivers on expectations at every turn.

A double size car parking space takes care of the automotive needs and a path runs down the side of this home taking you to the rear garden.

Opening the wooden front door with its decorative frosted glass central panel, allows us into the entrance lobby where. This is a great space and the first thing you notice is the stunning quality Karndean flooring, ideal for taking off wet shoes and coats. Immediately on our right, we find the handy downstairs cloakroom.

Again, this is a generous space and provides handy storage for those wet coats and shoes and it also contains a wash hand basin and lavatory. This, like the lobby, is floored with gorgeous Karndean luxury flooring, and is continued throughout the entire ground floor.

Stepping through the other door in the lobby, it reveals the open plan dining room, kitchen and lounge.

This manages the seemingly impossible trick of feeling welcoming, intimate and at the risk of sounding clichéd, cosy. Nor is this description an illusion, as this large space is kept warm and snug by magic.....ok not quite magic but by under floor heating..... but the effect is much the same. The upstairs is fitted with conventional radiators.

Immediately to our left is the kitchen area, A pristine flash of modern style with integrated fridge/freezer, cooker and hob and stylishly finished off with Quartz work-tops. Tucked away in the myriad drawers and cupboards are extra spaces for cutlery and a pull-out recycling drawer. The Quartz counter-tops are fantastically laid out, with the front facing having the sink and draining board integrated. This is a home for entertaining friends and family and is about as social as you can get!

We now move into the lounge and dining area. This is again more spacious than you would expect the lounge / diner in a more conventional home of this type to be. There is a large storage cupboard that is pretty well concealed running the length of this part of the room. It's deep and offers vast amounts of space to hide all the things you don't want people to see. This feeling of space is accentuated by the large double patio doors that open onto the rear patio stretching across the full width of the home.

Directly outside is a large patio with an area of grass further on. This is a fabulous easy-to-main design but yet is still eye catching and practical and offers all the space you'll need for Summer BBQ's and sunbathing. It's also kept very private by the high fencing all the way around.

Back inside and climbing the stairs to the landing, we are greeted by three bedrooms and a family shower room.

The main bedroom is spacious and well lit, easily accommodating a large double bed and space for some extra cupboards and drawers. There are also some very handy built in wardrobes for extra storage.

An en-suite shower room comes as a nice bonus and is beautifully finished off, just like the rest of this home. The usual suspects can be found in here, but very stylish ones. There's your toilet, a wall mounted wash hand basin and then a walk in shower, large enough for more than one I'd say! Beautifully tiled and just right for easy cleaning, with a frosted window to keep it nice and bright! A rather lovely chrome heated towel rail helps to keep the towels nice and toasty.

Moving to the back of the home, we find the smaller of the bedrooms. I say smaller, it's only marginally smaller than the main and can still easily fit a double bed with space still for free standing furniture.

The smallest bedroom is still a very generous size, compared to most three bedroom semis of today, especially new builds. I'd say you could squeeze a double in if you had to, but a single would enable you to get more free standing furniture inside. A large window lets the light flood in during the day and offer star gazers an easy view of the night sky!

Finally we come to the family shower room. In keeping with the rest of this home, it's been very nicely kitted out. There's a contemporary toilet and wall mounted wash hand basin, a large walk in double shower with fabulous Italian tiles and chromed fittings finish it all off with another stylish wall mounted heated towel rail.

All in all this home is a step into the future. The open plan layout is reminiscent of a film director's vision of how we will all be living shortly and is an ideal home for entertaining friends and family. When I arrived on a wet and chilly day, I removed my shoes and immediately felt the underfloor heating, which was a revelation. As this home has been freshly built (it's not that old) and it's been constructed to the highest standards of thermal efficiency, demonstrated by the minimal running costs. The size of the bedrooms and the standard of the fittings in the en-suite and shower rooms is positively hedonistic and belie the fact that you are in an affordable home with all the mod-cons, so if three bedroom are all you need and the location suits.....you owe it to yourself to come and see this one.
