Description

Elevated, detached,  3 double bedroom 2 bath/shower room house with, tandem double garage, fields on three sides and distant sea views over open countryside. Situated on the outskirts of St Minver village which is less than 3 miles to either Rock with its sailing, golf and water sports or Polzeath , the premier surfing resort on the North Coast. EPC band D, Council Tax band D, Freehold.

The property has been greatly improved by the current owners which started with a new tandem garage being built in 2018. In 2023 all the wooden windows and doors were replaced with new upvc double glazing (only the rear utility , which was already upvc double glazed, has not been replaced). In 2024 the kitchen and utility were refurbished, a new first floor shower room replaced the original bathroom and the ground floor bathroom was refurbished. This year new patio doors were added to the kitchen.

The property has plenty of driveway parking for numerous vehicles as well as a tandem garage measuring 10.18M x 3.14M, with light and power connected. There are lawns and shrubs to the front garden while the rear is mainly lawn with a large patio area.

On entering the front door there is a very usefull large storage cupboard for all coats and boots in the hallway which opens into a central area with turning staircase with galleried landing. There is attractive oak flooring to the hallway, sitting room and ground floor bedroom. The sitting room is to the front of the property and is dual aspect with an open countryside outlook. Bedroom 3 is a double bedroom with a side outlook over the neighbouring field which currently has horses grazing in it most of the time. Adjacent to this bedroom is the ground floor bathroom with a thermostatic shower over the bath, wc and hand basin. To the rear of the property is the kitchen diner with window to the side and patio doors to the rear. This room has a smart white kitchen, ceramic sink with recently tiled floor and large range double oven cooker with 5 ring and plate warming hob. The fridge freezer is also integrated within the kitchen units. Off the kitchen is a large bright utility room with 2nd ceramic sink and space for washing machine, tumble dryer and dish washer. There is a cupboard with hot water tank in and the external oil fired boiler is situated outside.

On the first floor there are two spacious double bedrooms, the larger of which is at the rear of the property with plenty of built in storage. Between the bedrooms is the new shower room with large walk in shower, wc and hand basin. The front bedroom has panoramic views across the countryside leading down to Polzeath with a distant sea view.
