Description

The Cottage

Gatekeeper is one of eleven modern terraced cottages, forming Ruston Reaches.  Set beside a private lake near to the village of East Ruston, this is a quiet and tranquil spot and the North Norfolk coastline is just 10 minutes drive away. The lake and communal gardens are maintained by a company, formed by the collective owners of the cottages. Each cottage is a treasured second home, with some for private use only and some let to holiday makers (some a bit of both).

Midway in the terrace, Gatekeeper is a well-presented two bedroom cottage. Downstairs there is an entrance hall to hang coats with a separate downstairs WC. The main living space is open plan, featuring a fitted kitchen, dining area and sitting room area overlooking the gardens and lake to the rear. There are sliding French doors out onto the private patio area, where you can relax in the sunshine, light the BBQ and watch the resident swans and geese go about their business. Upstairs there are two good sized double bedrooms, currently arranged as one double and one twin room and a family bathroom.

Outside

There is communal parking to the front of the cottages and to the rear each cottage has its own private patio area, separated by fencing. All eleven cottages look out over the lake and the gardens. Ruston Reaches is approached by a quite country lane

Holiday Let Opportunity

Holiday Let Income:  c. £100 per night

Occupancy: c 100 nights per year

Sleeping: 4 in 2 bedrooms

Gatekeeper is a much loved second home which also generates some income from holiday letting.  The cottage has been operating as a popular holiday let for many years, between the current and previous ownership.

The cottage could be available as a turn key, so there would be no immediate need to update marketing photographs, thus ensuring a smooth handover.

For more information on holiday letting please contact the team at Big Skies.

The Location

Ruston Reaches is a group of eleven terraced properties, set around what was originally a fishing lake. Whilst fishing is still possible, the arrival of otters to the lake mean that it is no longer a spot for serious anglers. The lake and surrounding gardens are all communal to be enjoyed by all the residents of the cottages.

Located on a quiet lane, Ruston Reaches is close to the popular village of East Ruston and a short drive from the coast at Happisburgh and Walcott (for example).

The cottages are not available as main residences and therefore are not occupied all year round but there is no restriction on owners on when they can visit or for how long. Cottage owners are permitted to bring their dogs along to Ruston Reaches but holiday guests are not.

About Big Skies Estates Limited, Holt

3 Church Street, Holt, NR25 6BB
Industry affiliations:Industry affiliation logo 0

Big Skies Estates is a different type of estate agency.

The big idea behind Big Skies Estates was to recognise that many of the properties along the North Norfolk coast have the potential to be both wonderful residential dwellings, either full time or as second homes and also that they could have the potential to generate a second income for their owners as holiday cottages. So, in order to ensure that all the properties we market reach the widest audience, we will give an indication of the potential (or current) income generating potential of the house.

Even if new purchasers do not wish to holiday let (and many don't), it can do no harm to know the potential of your new Norfolk purchase; and for some buyers, who would like to see more of a return on the their second home investment, an understanding of second income potential is an essential part of the buying process.

We recognise that selling your main residence and your second home are two quite different processes, so we work differently with different types of owners. We are able to help with a strategy specific to you to ensure that your Norfolk home looks its very best for every viewing.

It's the small things that make the difference!
