NEWTON ABBOT

Newton Abbot is a large town situated approximately 7 miles north of Torquay town centre and 15 miles south of Exeter, close to the South Devon coast. The town can be accessed from the A380 or A38 dual carriageways, which connects with the M5 motorway at Exeter and Torquay/Plymouth respectively. There are also links available with the A381 to Totnes from the town. There is a busy railway station on the eastern side of Newton Abbot town centre, which provides services on the main London Paddington-Penzance line.

Newton Abbot is a busy commercial centre, which acts as the administrative capital of Teignbridge. There are a range of retail, employment, leisure and educational facilities in the town along with a small hospital.

PLANNING & TECHNICAL

Teignbridge District Council (TBDC) granted conditional planning permission under application 16/01207/FUL for five new apartments, at 14 College Road, Newton Abbot, Devon, dated 30 September 2016.

Subsequently TBDC granted a Variation of Conditions 4 & 10 on planning permission 16/01207/FUL to change the wording to "Prior to works proceeding beyond DPC level", at 14 College Rd, Newton Abbot, dated 31 January 2023.

The Vendors have undertaken initial works on the site. Devon Building Control Partnership in their letter dated 02 October 2019 issued a Building Regulation Certificate of Completion of Work dated 01 October 2019, with regard to "excavations to hold planning 16/01207/FUL". TBDC issued a CIL Acknowledgement Notice dated 19 November 2019 confirming receipt of £38,128.34, being the total CIL charge payable for this development.
