Pitt House is nestled in the oldest and most historic parts of Kingskerswell Village. The house charmed us from the moment we viewed it.  Despite its central location its large peaceful garden which surrounds the house gives a sense of privacy and tranquillity . The close proximity of Torquay allowed us to keep our boat on Torquay marina, making for easy access as desired.

The historical significance of our 16th Century cottage, set in close proximity  to the even older church, dated 14th Century has long been of interest to local historians. We are told that when William of Orange and his Armada landed in Brixham, Torbay on November 5th 1688, he stayed the night at Pitt House on his way to Newton Abbott where his declaration was proclaimed.

The heart of our home is where we gather as a family, whether in our lovely bright kitchen where many meals have been prepared and shared with family and friends or in our gorgeous sitting room with its lovely log burner or in the snug to watch a movie.  At every turn we are surrounded by the historic walls of our home.

Our affection for Pitt House is matched by that of the local area itself.  Initially drawn to the house and its proximity to Torquay marina and the beautiful South Devon Coastline rather than the village we quickly discovered the friendliness and warmth of the community here.  The area is well served with good restaurants, lovely local pubs, a theatre, cinema and Exeter City is on the doorstep.  Living so close to Dartmoor National Park gives easy access to lovely walks and cycle routes with miles of lovely uninterrupted views.

STEP INSIDE
On approaching Pitt House you are struck by the age and character of this wonderful home. On entering, this is very much mirrored internally with modern sympathetic updates. From the main front door, an entrance hallway bisects the two main reception rooms. Both are light and spacious in size and with an abundance of features that include oak plank and muntin screens, beamed ceilings and feature inglenook fireplaces with bread ovens and cast iron wood burners. The main sitting room leads through to a small inner hallway where the utility room, separate toilet and kitchen/dining room radiate off it. As previously mentioned, the kitchen/dining room is a fabulous modern addition to this house and enthuses inside outside living to its full potential. It provides a comprehensive range of base level and wall mounted cream units with granite work tops, range style cooker and integrated appliances. There is a useful downstairs bedroom with en suite facilities and its own private door leading outside. The landing opens up to provide a potential study area and there is a small secondary landing leading to the en suite master bedroom bathroom. In total, there are four bedrooms with two bedrooms interconnecting or providing a master suite with bathroom and dressing room. All of the bedrooms are well proportioned and light with pleasant outlooks. There is a second modern bathroom suite to the far end of the landing, again of exceptional quality and with underfloor heating.

STEP OUTSIDE
Pitt House sits within a generous plot of 0.75 acre. Centrally located within the old original part of the village it is surrounded by attractive homes of a similar style. A small shared area of driveway leads to a long curved private driveway to the main parking area and cottage. There is parking here for numerous vehicles and a double garage with storage area to the side which has been completely re-renovated by the current owners. There is additional storage to the side of the cottage and an outside wc and log store.

It is immediately evident that a lot of time and attention has gone into this garden. From the sunny sun terrace or dining area directly outside to the raised seating platform high up in the garden, there is plenty of variety. There is a natural area of grassland to the top of the land as well as mature trees which provide excellent screening and privacy. There is a babbling brook that runs down through the main garden and this in itself is a feature of this characterful home.

LOCATION
Kingskerswell is a charming village situated between Newton Abbot and Torbay which provides fabulous boating opportunities. The village itself has a church, four Public Houses and a Cooperative food store a short distance away off Fore Street. The Willows shopping centre within just two miles provides a Marks & Spencer shopping store and a Sainsburys as well. The South Devon Expressway links Torbay to Exeter with the latter just a twenty minute drive away.
