    Please tell us about the good and bad aspects of living in your local area:

    There’s plenty of accessibility to local shops such as Morrisons daily, Co-op with under a 5-10mins walking distance open until late. The city centre is a 15 mins walk away accessing supermarkets and all high street shops Leeds has to offer. The neighbourhood is quiet for a city central located apartment no disturbance from traffic or night life. Parking is readily available on site or street parking is also optional too outside the apartments very useful for visitors and over night parking. Plenty of bus stops in the local area accessible for all.

    How has the building management responded to any problems or issues you have raised:

    The management are very professional and polite, they are willing to help you in any way they can without adding stress. Such as maintenance.

    The tour provided by Alex was in depth and provided all I needed to know about the site

    Please tell us about the good and bad aspects of living in your local area:

    This place is close to many colleges of the example university, such as the business and the Law School. Compared with other dormitories located at lower places in LS3, tenants here do not need to climb the staircase with many steps. Walking from the apartment to a convenience store takes only one minute to purchase daily necessities, food, and beverages and send parcels. If you go to a large supermarket, you can head east to the city center or west to the large business districts of Aldi and Asda, which is about a 20-minute walk.

    How has the building management responded to any problems or issues you have raised:

    Tenants can easily reach the front desk to receive support from the management team, such as checking for parcels, activating key permissions, and other needs. Sure, tenants can also send emails to them. I usually apply for maintenance of the apartment equipment on the official website. The next day, a worker will come to my place to repair it. It's very efficient.

    Please share one thing (or more) which you wish you had known before you moved in:

    The higher the floor, the better the view. Many of the tenants here are PhD students. If you are also a doctoral student, you are sure to make friends here.

    I often saw fly-tipping in the surrounding area in which the development is situated (see picture) and smash-and-grabs from parked cars on the main road in the summers were a real problem. The local shop is also, from what the staff say, constantly dealing with armed robberies.

    How has the building management responded to any problems or issues you have raised:

    As laid out above - ineffective communication in majority of instances.

    Please share one thing (or more) which you wish you had known before you moved in:

    That the management team would change and that there would be such a stark decline in standards.

    Hi Louis, Thanks for your valued feedback. Unfortunately there was an issue with your emails being received into our email inbox, this seemed to be due to you having more than 1 x resident account with us, impacted by your brief move out for one month and then moving into a different apartment which meant you had to set up a new account. We happily accommodated this request and spoke many times to you whilst you were out of the country, to make arrangements with you on moving back in. We do have a maintenance portal available 24/7 to notify us of any maintenance issue. I am unable to see any reports from you regarding gate issues or lift issues and I am not aware of ongoing issues. The gates and lifts have not been out of order for any unreasonable period of time, although they can come into fault on occasion due to heavy usage & we have a 24 hour call out service/ regular maintenance programme for both. There is a 2nd lift in the Court building down the corridor that would not have been serviced at the same time and there is also more than one gate for access/exit. Of the 2 x Court lifts, one of the lift buttons was a little stiff, this was rectified as soon as the lift service company could provide the parts & the lift was still in operation. I am sorry that you were locked out of your apartment for a prolonged period on one occasion. Parts had already been ordered for the door by that time but as they are specialist parts they did not arrive as quickly as we would have liked them to. I also note that you were offered an alternative area to rest in whilst the locksmith arrived and were offered tea/coffee,etc. The report from the locksmith advised that the batteries within the door had run out and there was an ongoing issue ( for which we had already ordered parts). When the batteries are running low the door lock will flash red a series of times to warn you for a few weeks before they stop working completely. If we were notified the door lock was flashing red we would have been able to change the batteries before they stopped working. We did send a out a Newsletter to all residents before this incident about door locks and what it means when they do flash, to raise awareness of how the locks work. Failure of a door lock like this instance are extremely rare as there were 2 elements to this issue ( the batteries and the lock) and the call to the locksmith was made as soon as you raised this issue with the Security guard. I am happy to report that major works were completed on the roof very recently, weeks ahead of schedule. The images you have provided of the rubbish are 2 streets away from where Clarendon Quarter is situated and I am unable to comment on any issues with the local shop. Hopefully I have covered all concerns raised. Again, thanks for taking the time to leave a review. Kind regards, Danielle

    Please tell us about the good and bad aspects of living in your local area:

    I have been living here for 3 years. It was a pleasant living experience until the new management team took over last year. They are irresponsible, don't care about the residents, only charge more and more from customers.

    How has the building management responded to any problems or issues you have raised:

    I experienced multiple leaks in my room, but management only provided a bucket and claimed they couldn’t fix it. They made no effort to resolve the issue. The team is extremely unresponsive. When my door battery died, they assured me it would be replaced soon, but no one showed up. Eventually, security had to step in and fix it.

    Please share one thing (or more) which you wish you had known before you moved in:

    It was a good property to live in before the new management team took over. I don't want to deal with them anymore. They don't care about people. This is not the service and room I signed up for.

To help us improve service and understand any issues with Circuit, did you contact them at the time of the laundry issues as they usually send a technician out quite swiftly if any faults are raised? I am always more than happy to escalate any issues with them if a resident cannot find a satisfactory solution/outcome and absolutely encourage feedback on this matter. I would really like to speak with you directly with regards to your comments on the management team not taking responsibility, to gain a little more context/clarity and to enable me to respond fully. Please feel free to reach out to discuss further. In terms of value Clarendon Quarter is a very unique offering with the Keyworker and PHD Student eligibility requirements to reside here and we regularly complete competitor analysis to ensure we are in line with the market and local competition. However, we do completely agree cost of living overall has of course increased in all areas ( energy ,food, utilities, public transport, etc) over the last few years unfortunately. That said, rent increases have been minimal each year, if at all ( I know some years there was no increase or as little as £5 increase). Regarding the maintenance issues after receiving your reports on our maintenance portal we did discover a water mark on your apartment ceiling after some severe weather, but that would not warrant moving apartments and was of minimal impact. The area dried out/disappeared in the time it probably would have taken for you to move apartments ( within a few hours). When the apartment door batteries are running low the door lock will flash red a series of times to warn you for a few weeks before they stop working completely. If we were notified the door lock was flashing red we would have been able to change the batteries before they stopped working. We did include further information about the door locks and how they work in a Resident newsletter by email, to all residents. Security are able to change the batteries and they may have been the first available person to do it at that time. Alternatively, if it was clear that you wanted someone specifically to complete the battery change I would have been more than happy to arrange a convenient time for a member of the team or maintenance team to do this instead of Security. Living at Clarendon Quarter is also about feeling part of a community and we do arrange a variety of social events for residents throughout the year. This is not at the detriment of arranging/completing maintenance and we believe both of the maintenance issues you speak of were resolved in a timely manner on both occasions. We always enjoyed you popping into the office for parcels and chats and are truly sorry that you feel dissatisfied with some aspects of living here.     Please tell us about the good and bad aspects of living in your local area:

    This area was a good location and a very convenient area. It was become awful, after we had a new Landlord team.

    How has the building management responded to any problems or issues you have raised:

    They didn't reply to the email. They always said they write down the issues but never sort them out. They calculate the rents incorrectly. I don't know if they ever accepted any higher education why they could do this job. They are very difficult to communicate with and not polite to the residents.
