Description

Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market waiting to be sold and then we'll continue to update you once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...all backed up by our fantastic Google reviews.

We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.

It's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.
Right on the cusp of Chester lies Saltney, a little bit of a hidden gem as far as I'm concerned because, you get a lot of house for your money here with genuine real neighbours.....and not the snooty ones close by!

Leyland Drive is within walking distance of Chester and also Broughton Shopping retail park.....it is, but you'd be better getting the bus or a taxi if you don't drive....but it can be done, I have tried!
There are shops, takeaways, restaurants and pubs all to hand, with Broughton Retail Park and Chester, which are about the same distance apart. Uber Eats and Deliveroo are all on the radar, so you'll never go hungry here.

Pulling up outside, you can tell it's had money spent on it from the fresh appearance and also the lovely block paved driveway, capable of parking at least 2 / 3 cars on it. A large gate opens to the rear garden and a generous side passageway.

Walking through the front door with its glass panel, that helps keep it light in here, we enter the entrance hallway.

Rather plush carpets adorns the floors running from the hall through into the lounge / dining room, and on the stairs leading to the first floor. This is a generous sized hallway, and is perfectly capable of fulfilling its duty for storing shoes and coats. An understairs cupboard is there to hide all the things we need, but hate to have on show!

The first door on the right opens into the lounge / dining room.

High ceilings set this home apart from the more modern, boxy homes that they love to build today. This house was probably built by a man wearing a cloth cap and smoking a woodbine, and is as solid today as when it was first built*. A bay window looks out over the front aspect and double patio doors open out to the rear enclosed garden. You can fit some large furniture in here and some, they don't make rooms like this today! It's bright, spacious and ready for you to set it up as you see fit.

*there are no guarantees that this is true (although the smoking of the woodbine probably is)

Outside is your beautiful South facing garden with a large patio area, perfect for the up and coming summer season and BBQs. In fact this space was made for entertaining friends and is capable of a large garden furniture set, BBQ and hot-tub. A low level brick wall separates the patio area from the garden. There's a generous area of lawn in the middle and at the rear, a stone area and some large gates.

The large gates open up so that you can park more vehicles in here securely, with a detached garage that sits next to this, so if you love tinkering with cars or motorbikes....then welcome to heaven....and if you don't, well you have a garage and some parking spaces!

Returning indoors and this time through the side door, we step into the breakfast area of the kitchen. This is an extension, added onto the home some years ago, and it plays its active role as a space to sit and eat your meals. The lounge dining room, next door, can hold a much larger dining table and chairs than in here, but it's a nice place to sit with a smaller group, or just you and a cuppa!

As we step up into the kitchen, it is more of a galley kitchen, but larger enough to not let people get in your way, if there's more than one of you in here. It offers space and voids for all you'll need to create some tasty masterpieces, with a void and plumbing for a washing machine. It's kept nice and bright in here thanks to the window and door looking over the side and the rear facing window at the back.

Upstairs again is nice and bright, courtesy of the window at the top of the stairs looking out over the side aspect.

The main bedrooms looks out over the front of the home through a large window and the high ceilings give it a sense of space, something you really feel throughout this home. Ample room for a huge bed and all the accompanying bedroom furniture that you'll require.

The second bedroom is not as large as the main, as you'd expect, but is still a good size and makes for a comfortable place to sleep, while still getting all your bedroom furniture in!

The smallest room is exactly what it says, but is much larger than the smaller rooms of its counterparts in new builds. The high ceilings create the sense of space and you can easily fit a single bed in with other useful pieces of furniture. Or, it would make an ideal office, playroom, or nursery....choice is up to you.

Finally, we come to the bathroom. Bright thanks to the large frosted window, that also helps to keep prying eyes out, it's fitted with a white three piece suite. Obviously all of the usual suspects can be found in here, from the pedestal wash hand basin, panel bath with hand held shower attachment, for those hard to reach places, down to the obligatory toilet. Tiled from floor to ceiling where you need it and to cap it all off, a radiator to help keep you nice and toasty

All in all this is a great first home, last home, step up, step down...it can cater for any place within your life. Generous sized rooms throughout, high ceilings take away that claustrophobic feeling you get in more modern homes, a large lounge dining room means you can have friends round and not feel on top of each other, the kitchen offers room to eat and cook, something of a rarity now-a-days and the garden is large, offering space to socialise, or just enjoy on your own with a glass of vino when the sun comes out.....and come it will be soon....so hurry up, you don't want to miss that day!
