Forming part of a terraced stone built row of late Victorian cottages,10 Polton Road was originally a miner's cottage and remains a direct link to Loanhead's mining heritage. Polton Road is an attractive residential area on the south side of the town and is within comfortable commuting distance of Edinburgh and close to Roslin, Bonnyrigg and Dalkeith.
The cottage has been in the same ownership for the last thirty-five years and is now in need of a complete refurbishment. It presents an opportunity to acquire a picturesque and historically interesting property that can be adapted for present day living.
Set back from the road, the cottage has a front garden that has the potential to accommodate both off street parking, while retaining an attractive garden.
The front door opens into the hall that, in turn, gives access to all rooms. The living room over looks Polton Road and stretches the entire width of the original cottage; a solid fuel fired boiler is located in the fireplace. The door at the back of the living room leads through to the later brick built extension that houses the kitchen and is large enough to dine in. It also offers access to the small rear garden.
There is a double bedroom with a built-in wardrobe with sliding mirrored doors and a naturally lit bathroom with a three-piece suite and a shower over the corner bath. The cottage also has a naturally lit attic and eaves storage that is accessed from a ceiling hatch in the bedroom.
There is double glazing and a solid fuel fired boiler.
