This one bedroom Assisted Living Apartment is located on the second floor of the main village centre at Richmond Villages Letcombe Regis. The apartment enjoys an elevated westerly outlook across the lake and nearby nature reserve and is close to the main reception and central village facilities.

Entrance Hall
The apartment opens into a hallway that provides access to both the living area and bedroom. It includes a radiator and a storage cupboard.

Kitchenette
The kitchenette features fitted wall and base units with under cupboard lighting, a stainless steel sink and drainer, and an integrated fridge with freezer compartment. Spotlights are fitted to the ceiling, and there is a wall mounted radiator.

Living Room
The living room includes a double glazed west facing window with views over the lake and nature reserve. The room features an electric fire with a stone effect surround, TV and satellite points, and a wall mounted radiator. Double glazed doors lead through to the kitchenette.

Bedroom

Within a stone's throw from the village, you'll find a nature reserve, village pub, the beautiful Ridgeway and the picturesque market town of Wantage which enjoys a thriving atmosphere thanks to a good range of local amenities, including many shops, pubs and restaurants plus a twice weekly market. Annual events for the town and surrounding area include a music festival, summer arts festival and literary festival.

You can also visit historic Ashdown House, Blenheim Palace, and Buscot Park. Situated just 2 miles from Wantage and only 20 miles from the beautiful University City of Oxford, Richmond Villages Letcombe Regis is easily accessible from the M4 motorway.

Fees
A key benefit to living at Richmond Villages is the level of care, support and services that are available to make life more comfortable and enjoyable. A Service Charge of £197.65 per week covers the general upkeep of the village facilities, building insurance and maintenance, management and registration of staff, and social wellbeing activities and events. This is reviewed annually on 1st January.

A Transfer Fee of 6% of the sale price applies on resales in year one, 8% in year two, and 10% thereafter.

A separate charge for Ground Rent of £250 is payable annually on resale properties. This is subject to five yearly reviews from the commencement date specified in the lease.

Purchasers of Assisted Living apartments also pay for a Lifestyle Package or a Lifestyle Flex Package. These cover utility costs and (with differences between the two packages) meals, housekeeping and laundry services. Lifestyle Packages are available from £551 per week based on single occupancy.
