An impressive equestrian residence nestled on the periphery of Epping Forest with 2 acres (stls)

What We Say at The Zoe Napier Group:

We absolutely love this superb home! Offering the best of both worlds and will appeal to discerning commuters and equestrian enthusiasts alike…..nestled along a quiet country lane nestled along a quiet bridle path offering direct access to some wonderful hacking through Epping Forest and yet within a ten minute drive of Theydon Bois central line railway station that offers a seamless commute into London.

What the Owner Says

We bought the property twelve years ago in need of refurbishment and it has most definitely been a labour of love for us! That said, we thoroughly enjoyed bringing them back to life and it has been really satisfying restoring them to a very modern standard whilst retaining the original charm and period features. It has been a joy to bring our children up in such a tranquil, peaceful location that is fabulous for wildlife spotting, we have a resident barn owl that likes to patrol our paddocks as well as red kites, buzzards, woodpeckers and abundant deer. Sadly, our last horse has passed away and we no longer require the equestrian facilities, so have decided to pass the baton on to the next family to enjoy.

History & Background

This versatile, attractive and spacious Edwardian residence is believed to have originally been a farmer workers cottage that was extensively refurbished twelve years ago, with the addition of a two storey extension added eight years ago.

On the ground floor the  kitchen/ day/ dining room is an incredibly impressive room with undulating views over the surrounding countryside, complemented by a useful utility room and cloakroom. The first floor enjoys a spacious principal bedroom suite with dressing room, en suite and balcony, with two additional double bedrooms serviced by the family bathroom.

Externally the property is approached via a large driveway offering off street parking for numerous vehicles with the wonderfully secluded 2 acres grounds (stls) surrounded by some fabulous views.

Setting & Location

The property is located along Sergeants Green Lane, a tranquil semi-rural country lane that is situated on the periphery of Epping Forest within the pretty village of Upshire. Ideally situated for access to Epping, Theydon Bois and Loughton town centres with vibrant high streets offering an abundance of independent restaurants, shops, salons, bars and supermarkets. With rail services to London in under 35 minutes and within a few minute’s drive of Junction 26 of the M25 Motorway.

Epping Forest is on your door step where there is a wealth of things to do including country walks, cycle routes, bridle paths, pubs and eateries. There are many highly regarded state and independent schools within the area, Upshire Primary school offering a good ofsted rating and Oaklands and Coopersale Hall both part of The Oak Tree Group of Independent Schools, whilst The Horseshoe country pub and dining room is located a few hundred yards away and is a popular haunt serving gastro food and popular for its Sunday roasts.

For other leisure activities, Lee Valley White Water Centre can be reached in just under three miles offering a range of activities such as white water rafting, canoeing and paddleboarding. If you prefer to exercise indoors, Waltham Abbey Leisure Centre is 1.2 miles away.

Ground Floor Living Accommodation

The ground floor boasts under floor heating throughout, a spacious entrance hall, with adjoining cloakroom and useful utility room, whilst the sitting room is situated in the front elevation, a delightful room with centre piece wood burner providing the perfect space to cosy up in front of during those cold Winter months! The kitchen/ day/ dining room stretches across the rear of the property, an incredibly impressive bright and airy, dual aspect room with a range of high specification base and eye level units complemented by granite work surfaces. Two triple glazed sliding double doors deliberately designed to perfectly capture the views over the rolling countryside and adjoining paddock, opening up the house to the outdoors, allowing you to feel as if  your equine friend is part of the house, whilst in the evening the wraparound sun terrace provides the perfect place to sit and admire the beautiful sunset.

First Floor Accommodation

A sweeping staircase elegantly curves around to the first floor, where in the more recent addition of the property resides the principal bedroom. A fabulous, bright and spacious suite with dressing room, high specification en suite shower room and two oversized windows providing some breathtaking views  and access to the balcony area, a wonderful place to relax after a hard day at work with a glass of wine, whilst keeping an eye of your equine companions. The remaining two bedrooms are both double rooms and are ably serviced by the family bathroom that enjoys a high specification four-piece suite.

Second Floor Accommodation

On the second floor there are two generous double bedrooms that would be ideal for teenage children.

 Grounds & Facilities

To the front of the property there is a formal part shingle, part brick paved driveway providing ample parking for several vehicles, with dual side access leads to the secluded 2 acre (stls) South facing rear grounds that are mostly laid to lawn with a plethora of mature flowers, shrub and trees and wrap around decking terrace providing an excellent sanctuary to entertain friends and family, whilst basking in the sun all day.

Agents Notes

  • Our client has completed a Propertymark questionnaire/declaration for potential buyers to make an informed offer. Please request details from the sole selling agent.
  • The property is situated within a conservation area.

We understand that buildings can be constructed on the basis that consent is granted by the covenant beneficiaries. For the avoidance of doubt the restrictive covenant only applies to a portion of paddocked land, and doesn't apply to the garden curtilage of the property or the land to the south of the garden (map available on request).
