If you are looking for a home with versatile accommodation, offering three, four or even five bedrooms (if you count the Annex outside), or two or three reception rooms, all in very good order throughout, within a few minutes' walk of an excellent secondary school and let's not forget Molds vibrant Town Centre with its excellent array of shops, restaurants, pubs and wine bars....then may I suggest you keep reading.
There is something reassuringly solid about homes built in this era that is sometimes missing in their more modern counterparts which, in spite of their lavish appointment, can occasionally feel flimsy in comparison.
This home has been thoughtfully altered to maximise the living space with the additional luxury of an en-suite in one of the bedrooms, and it's not even the principal room... now there's posh.
Entering the home through a broad gateway the front garden has been sacrificed to parking, providing space at the time of writing for two or three cars and a touring caravan, so unless you see yourself as a latter day 'Arthur Daley,' you should be fine. A driveway down one side leads to the handy detached and extended garage, but more of that later.
Stepping into the outer entrance lobby, which provides space for all the wet coats and shoes you don't want any further into the house, I was struck by the very attractive dark 'wood' flooring that runs throughout the ground floor, giving a pleasing sense of continuity.
In the inner hall a door immediately on the right reveals what is currently in use as the fourth bedroom but should your needs only stretch to three, it would make a perfectly proportioned formal dining room, adding to the home's versatility.
Opposite here is the door into the main lounge.
This is a spacious area, kept well illuminated thanks to the forward facing picture window and the sliding patio doors at the rear opening into the conservatory. The principal focal point of the room is provided by the attractive faux stone fireplace and the traditional open coal fire it contains. However convincing technology can make modern gas or electric look-alikes seem, they can never replace the real thing when you need that comforting glow on a bitter evening. Good for burning gas bills too...
Moving into the conservatory, we find a continuation of the previously mentioned wood effect flooring, giving a sense of permanence rarely found in these rooms. The current owners have, owing to their use of the 'dining room' as a fourth bedroom, decided to use this as the dining room. It's a good size and offers lovely views across the rear garden.
Re-crossing the hall we find the kitchen. This is a square room lined on three walls with fitted units and sporting a modern take on a traditional Belfast sink beneath the rear facing window. The units are new and fresh looking, finished in light grey with black onyx effect work tops and contain an impressive array of storage solutions. There is also a set of tower ovens and a large five-burner gas hob, while leaving space alongside for a large American style fridge freezer. In the centre of the only wall not containing fitted units, is the door into the utility room.
In here we find not only more storage but the washing machine and dishwasher, thus keeping all the noisier appliances out of both sight and earshot.
Outside the back door we enter something of a wonderland where a mix of levels and textures provide space to play and relax, all in a conveniently low maintenance setting.
Stepping up onto the first level there is a large area of what looks like Indian stone paving with a 'lawn' alongside in always immaculate artificial grass and which is lined with further raised sections containing various colourful pots and areas of crushed white stone. In the corner is a swinging seat from which to relax and admire the scene, but hold on, we've not got to the best bit yet....
On the far side of the paved segment is the addition to the garage, where the roof extends over a covered bar and BBQ area with sheltered seating where the party can carry on whenever the weather tries to interfere. But it is inside the garage extension, where the real surprise lies.....
Here, having been fully insulated and fitted with a log burning stove, is the sort of man / woman cave many would kill for, or alternatively, a place where teenagers seeking a bit of freedom can indulge themselves while remaining safe under the parental eye. This room is currently being used as an annex, or bedroom come living quarters - it's a very useful space whatever the use!
(It should be noted that the log burner is not certified but can easily be removed if not needed.)
Back indoors we climb the stairs and come first of all to the smallest of the bedrooms.
Overlooking the rear garden this is a well proportioned single room with space for free standing furniture alongside the bed, while still leaving a generous amount of unused floor space.
Beside here is the beautifully appointed family bathroom which, while not the biggest room on the planet, contains all you could wish for in the shape of the unitary hand basin with storage beneath, lavatory and traditional bath. This is fitted with a glass screen along half its length and prevents overspill from the twin headed rain shower above.
Moving towards the front of the home we next find the second bedroom. Benefitting from one entire wall of fitted wardrobes, this room has little need of free standing furniture and currently contains a large set of bunk beds, but its secret weapon comes in the form of the attached en-suite.
In here we find a room tiled to the highest of standards and containing another unitary hand basin and accompanying storage, lavatory and huge shower which draws its hot water directly from the gas combi central heating boiler, ensuring a constant temperature and pressure.
Finally we come to the principal bedroom. This is a large space running the full depth of the home and with windows at either side overlooking the front and rear garden respectively. This means the room is always well illuminated, (during the day, obvs...) and it offers a lavish amount of space. Should you feel it necessary, there is ample room in the alcoves either side of the chimney breast able to hold sizeable wardrobes or alternatively, these could be easily utilized to form the basis of a set of fitted units.

All in all this is a great opportunity, having been thoroughly modernized but without losing the feel and style of its original form, it offers spacious versatile and very flexible accommodation for all the family. Its location is virtually adjacent to one of the area's best secondary schools and is within a short walk of the town centre. And that is before we mention the outside space where, as it is somewhere for everyone to indulge themselves, it ticks all the boxes before we even get to the hideaway for the moments when you simply want some peace.
