Kenardington Manor is a substantial Grade II* listed Manor House of architectural and historic interest believed to date from approximately 1475 and is mentioned in Hasteds History of Kent.

The property is constructed on a brick and ragstone plinth and has exposed timber frame elevations and jettied first floor under a Kent peg-tiled roof. Kenardington Manor boasts many period features including generously proportioned rooms with high ceilings, beams and timbers, wide oak floorboards, brick herringbone floors, oak mullioned windows, King and Crown posts, fireplaces and latch doors with Tudor arches. The first-floor corridor is of particular historical interest having four Tudor archways.

There are four reception rooms, comprising of a welcoming entrance hall with brick tiled floor and oak staircase to first floor, stunning courtroom/dining hall, sitting room, study/library, kitchen/breakfast room, inner hall, cloakroom and utility room. The imposing courtroom, currently used as a dining hall, is a double aspect well-proportioned room with high timbered ceiling, mullioned windows to the front and side enjoying garden views. The sitting room features a natural stone fireplace and a panelled surround which disguises a carved coat of arms. Two corner beams are carved with the heads of the owners of the coat of arms. The inner hall has an inglenook fireplace with bressummer over and views to the front and over the terrace. The kitchen/breakfast room has ample storage with timber base units and wall-cupboards over, Miele integrated dishwasher, integrated fridge freezer, inglenook fireplace housing Britannia range and tiled floor.

The first floor landing has views to the front and rear with bedrooms off and a corridor of Tudor archways and an oak staircase to the attic. The principal bedroom suite has pleasant views over the garden, wide oak floorboards and en-suite bathroom. There are four further bedrooms one with en-suite bathroom and a separate family bathroom.

Kenardington Manor is approached through an electric five bar gate over a gravel driveway lined with plane trees to a parking and turning area with side access to the rear. The parkland gardens are mainly laid to lawn with mature shrubs and trees including cedar, sequoia, red oaks, willow and fruit trees, an oval rose bed and a pond. Location

Kenardington Manor is situated on the outskirts of the village of Kenardington with its historic church and 1.7 miles from Warehorne with its church and public house, on the edge of Romney Marsh. Appledore is about 2.2 miles with its village shop, amenities and station. Hamstreet is about 2.7 miles away where there are a good range of local facilities including a convenience store with post office, a church, tennis courts, bowling green, football club, doctors surgery, dentist, public house and a railway station. The village of Woodchurch (2.7 miles) has a post office, butchers, village store, doctor's surgery and two public houses. More comprehensive amenities can be found in Tenterden (6.6 miles), Ashford (8.4 miles) and Canterbury (31 miles). Ashford Designer Outlet is located at J10 off the M20.

The property is located approximately 1 mile to the east of Gusbourne Estate Vineyard and near to the Royal Military canal and there are several country walks and footpaths in the area.

Ashford International station (8.1 miles) has high speed services to London Stratford from 31 minutes and London St Pancras from 37 minutes. Trains to London Charing Cross and Cannon Street can also be found at Ashford. A branch line from Hamstreet station connects to Ashford station in under 10 minutes.

There is a good selection of schools in both the state and private sectors at primary and secondary levels. These include Hamstreet, Woodchurch and Aldington Primary schools, and Highworth and Norton Knatchbull grammar schools in Ashford, Homewood in Tenterden, Ashford School, Kings Canterbury, Sutton Valence and Benenden at secondary level.

The M20 can be accessed via junctions 9 or 10 providing links to Gatwick and Heathrow airports, the channel tunnel, Dover and other motorway networks.
