Description

The Norfolk Agents are pleased to offer Westering, a spacious and stylishly presented chalet style property, situated on a quiet lane in the picturesque village of Cley-next-the-sea in North Norfolk. The versatile accommodation includes a 28ft kitchen/dining/living space with bi-folding doors to the garden, bedroom accommodation and bath or shower rooms on both floors and a recently added boot room/utility area at the rear of the house. The property occupies a generous plot with parking for several vehicles at the rear and an enclosed front garden, which is a beautiful sun trap during the summer. From the private west-facing garden, the property enjoys delightful views over the marshes, which are regularly visited by a variety of local birdlife. The area to the rear of the house has been laid to shingle, providing parking for several vehicles and also a space for a boat or trailer. There is also a useful timber workshop/storage shed with double doors onto the driveway.

The property has been extensively updated by the current owner, who has carried out a schedule of improvements during the last five years. This includes a complete re-modelling of the kitchen and the addition of a rear extension, which provides a spacious boot room and a separate utility room. A free-standing Morso wood burning stove has been added in the living area and a new LPG-fired central heating boiler has also been installed. In October 2024, planning permission was granted to add an extra ground floor bedroom with an en-suite shower room. For more information relating to the consent, please visit the North Norfolk planning website and use the reference: PF/24/1669.

ACCOMMODATION
Visitors are welcomed into the impressively spacious reception hall at the front of the house, with stairs rising up to the first floor landing. The main reception space is the superb kitchen/dining/living space, which measures almost 30ft in length, with bi-folding doors opening from the sitting area out onto the garden. Also within the living space is a recently installed woodburning stove, which adds a sense of cosiness to the room. At the centre of the room there is plenty of space for a large dining table with chairs, alongside the fitted kitchen. The kitchen has been completely remodelled to include an extensive collection of storage units in navy blue, under quartz work surfaces which extend into a breakfast bar. Integrated appliances include a Miele oven with a warming drawer, a NEFF hob, fridge, freezer and dishwasher. There is also a large built-in pantry which provides additional storage space. A stable door from the kitchen leads into the boot room, which has been extended and configured to create a well-sized space for boots, coats and shoes, with a pocket door opening to the utility room. The utility comprises an additional range of storage units, incorporating a Belfast sink and plumbing/space for a washing machine and tumble dryer.
Across the hall from the main living space is the sitting room, a versatile room with double doors opening out to the west-facing terrace. There is also a ground floor bedroom, which is ideal for visiting guests, with fitted wardrobes and a window to the rear. The bedroom is served by a stylishly appointed 4-piece family bathroom. Upstairs there are two further double rooms arranged around the galleried landing, which can also be used as a room in itself. Both bedrooms have been equipped with bespoke fitted storage units, with the master room enjoying an exceptional view over Town Marsh to the front. The first floor bedrooms are served by a neatly presented shower room. A further door from the landing opens into a large store room, which also houses the central heating boiler.

LOCATION
The property is within walking distance of the centre of the village, where you can find the famous Picnic Fayre and Cley Smokehouse, various Shops & Galleries, Artemis Cafe, Three Swallows Pub and Cley Windmill. The coastal path is only a short walk away, from where you can explore Cley Marshes and the beach, with Blakeney in one direction and Salthouse in the other. There is the famous Norfolk Wildlife Trust Cley Marshes Visitors Centre just outside the village, offering fabulous resources and experiences to help you enjoy the marshland and birdlife to its greatest potential. Cley is just four miles from the busy Georgian market town of Holt and easily accessible by car are the popular coastal towns of Wells-next-the-Sea and Sheringham. There is a real sense of community in the village and whilst it is an extremely popular holiday destination, it has a thriving resident community too.

SERVICES
The property is connected to mains drainage, electricity and water supply. LPG-fired central heating to radiators. Solar array with feed in tariff.
