Description

Felton Villa, Felton -  the most stunning Grade II Listed Georgian Home offering some 3,456 sq ft of family accommodation.  The property is perfectly positioned in a quiet hamlet on the edge the popular village of Felton, being within an easy drive into the City of Bristol and beyond but offering weekends of quiet reflective family time in the stunning Chew Valley.  Within the curtilage is a quaint one bedroomed cottage boasting original features - a perfect Granny Annexe or an Air B&B providing a healthy income.

The impressive front façade of the house opens into a striking entrance hall with oak flooring and gorgeous panelled doors, in turn leading to two formal reception rooms both looking over the pretty and enclosed front gardens through splay bay windows. The drawing room is a quiet retreat with an oak floor, beautifully decorated and dressed with a woodburning stove for the colder months whilst across the hallway is the dining room, again an elegant family space with oak flooring.

Through to the rear of the house, the bespoke fitted kitchen with beautiful cabinetry has granite worksurfaces and is very in keeping with the period features of the entire property and overlooks the pretty courtyard with gardens beyond.  Towards the end of the kitchen is a bright and airy open family breakfast space in turn leading to a gorgeous snug - the perfect space in which to unwind after a busy day in the gardens.  An internal door from the snug conveniently links the main house to the adjacent cottage.  A separate staircase leads from the snug to a guest suite above, you'll find two pretty bedrooms, one with timber vaulted ceiling and an ensuite.

The entrance hall to the main house has access to a downstairs cloakroom and a study which in turn has a door into a large utility room, this space could be also perfectly used as a garden room with current planning in place for two large ceiling windows to be installed, a pedestrian door leads to the rear courtyard and beyond to the gardens.

The pretty original staircase from the entrance hallway gives access to the first floor where you'll find four double bedrooms all leading from the light filled landing with space for treasured furniture pieces.  On then through to the large and beautifully presented family bathroom.  There is a separate W.C. next to the family bathroom.

Next door, the attached cottage hugely benefits from a private front door and also has a rear door opening through to an area of level garden.  Once inside, the kitchen and dining room flow through to the living room overlooking  the rear gardens.  Stairs from the kitchen lead to the first floor where the open landing space could easily be used as a bedroom with a door through to another double bedroom, the bathroom for the cottage is to the right of the landing.

Once outside, the attractive front gardens are laid to lawn with deep borders of mature shrubs and hedging making for privacy along the boundary.  The garden gate opens through to the gardens and onwards towards the front door.

To the rear, ample parking is accessed via high timber double gates between private stone walling to the side lane and onwards to the rear of the property, this access is via Currells Lane.  The formal gardens sit to the rear of the house with areas of paving and established planting, the perfect place to sit, rewind and enjoy alfresco dining in the privacy of the attractive lawns with a central pond.  A timber store and stable offer storage and space to park a car undercover.

A gate from the gravelled driveway to the rear of the house leads through to the wonderful level area of paddock of circa 5 acres which includes field shelters.  The natural boundary of this fantastic piece of land detailing the many varied uses that a new owner could find for the grounds, 800 saplings having been planted within the last few years which will no doubt create a perfect woodland over time.

Our vendor says

Felton Villa has been a wonderful family home—comfortable, cosy, and with plenty of space for our children to play, explore, and keep an array of pets!

It’s the perfect place for hosting dinner parties and celebrating Christmas with loved ones, bringing everyone together in a welcoming setting with plenty of room. We love spending time as a family in the sitting room playing games by the fire.

It's location offers the best of both worlds: an easy commute to Bristol while being right on the doorstep of the stunning Chew Valley and Mendip Hills. Here, you can enjoy the peace and tranquillity of rural Somerset without sacrificing convenience.
