Sudbury is an historic market town, the birthplace of Thomas Gainsborough, set on the Suffolk/Essex borders alongside the River Stour. The town provides a good range of shops, coffee houses, bars and restaurants centred around the fine market place, together with larger stores including Waitrose, Sainsburys, Tesco, Aldi and others. There are an exceptional number of clubs and associations including rugby, football, cricket, tennis, indoor and outdoor bowls, rowing, a leisure centre and a small thriving quayside theatre. THE SITE
The site is formed from the magnificent walled gardens of a great Georgian house in Market Hill, which for several generations has been Lloyds Bank. As far as records show, the land has never been built on and it still retains its historic listed red brick walls around the boundary. The bank itself was sold off many years ago and retains a modest carpark with vehicular and pedestrian access through the site. There is an historic mulberry tree connecting to the town's silk weaving past. The only structure on the site is a large brick garage by the entrance which is retained as a garden store in the scheme.
PLANNING CONSENT - DC/24/05055
Full planning consent was granted on the 7th March 2025 for the construction of a four attractive high quality town houses. Full details can be found on the Babergh District Council Planning portal, entering the reference number DC/24/05055. The design includes front and rear private gardens for each dwelling, with allocated parking spaces at the rear and beyond is an attractive landscaped area further enhancing the setting. The centre two houses have fourth bedrooms on the second floor and plans have been drawn up ready to submit a variation to include these extra bedrooms on the two end houses. There is a CIL (Community Infrastructure Levy) of £34,920 to be paid to Babergh District Council upon development.
UTILITIES AND RIGHTS OF WAY
It is believed that mains gas, water, electricity, drainage and fibre telecom services will all be available at the site but intending purchases must make their own enquiries of the necessary authorities.
Please note that at the far end of the site is a carpark owned by Lloyds Bank beyond who have a vehicular right of way up the roadway along the south western boundary which is included in the scheme design. There is a pedestrian gate in the south western boundary opening onto the roadway providing an emergency fire exit only for the adjoining meeting hall.
A section of the right hand boundary wall has fallen down and must be rebuilt as a condition of the planning consent. Bricks from the fallen section are stored in the outbuilding on the site.
