Situation: Broxwood Court is situated in a secluded and peaceful location in beautiful countryside in a thriving, well established agricultural area with a good road network for access around the village of Broxwood. It is well serviced with day to day facilities in the sought-after villages of Weobley and Pembridge both famous for being part of The Black and White Village Trail.

Additional amenities can be found in the market towns of Kington and Leominster with further opportunities in Hay-on-Wye and Ludlow. The Cathedral City of Hereford, just 16 miles to the south east provides good recreational facilities which include a leisure centre, restaurants, shopping and a theatre.

There are outstanding state and independent schools in the area including Moor Park, Lucton School and Hereford Cathedral School.

Several Golf Clubs are within easy reach including Kington, Wormesley and Leominster, plus National Hunt racing at both Hereford and Ludlow.

The A49 is close by and provides good road links to the national motorway network. Birmingham and the West Midlands are an approximate one-hour commute by train with many other convenient rail links from Hereford including services into London Paddington. Regional International airports are at Bristol, Cardiff, Birmingham and Manchester.

This particularly beautiful part of Herefordshire comprises wooded rolling farmland with the Wye Valley to the west and the beautiful Black Mountains in the distance. The area offers a special rural quality of life whilst having a diverse selection of events and opportunities in the vicinity including the literary festival at Hay-on-Wye, the theatre at Malvern and the gourmet centre of Ludlow, all within easy reach.

The Estate has been owned by the current family since 1667. However it was in the late 1850s Richard Snead-Cox, a substantial landowner in Herefordshire and Oxford, commissioned a new house, Broxwood Court, and employed W A Nesfield to design its gardens and park (now a Grade II Listed Park and Garden) with many of the features planned by Nesfield still prominent in the gardens and parkland today.

Richard Snead-Cox commissioned C F Hansom to build a large house in the Gothic style. Hansom, however, died with only stables and a service range completed. In 1891 Leonard Stokes, who undertook many commissions for Roman Catholic clients, was called in to erect a Tudor-style mansion, aligned on an avenue of trees planted by Nesfield. That house was demolished in 1955 and replaced by a smaller house on the same site, also in the Tudor style. The stables and service court were left standing, and in the 1990s converted to residential and office use when the main house was also modernised. A stone portico was added to the western elevation at the turn of the century.

The Court, which is unlisted, has remained in the same family ownership since the 1850s and this is the first time that it has been offered for sale since built.

Inside
From the bright entrance hall are the drawing room, library and dining room. These formal rooms maximise the views of the gardens and grounds, with large windows and French doors from the drawing room opening onto a west facing terrace with views of Garnstone Hill and the Black Mountains. The more informal family friendly kitchen/diner is well appointed with the benefit of both a pantry and separate utility.

On the first floor are five double bedrooms including three with en-suite facilities plus a family bathroom with separate shower cabinet. The master bedroom also benefits from a dressing room. On the second floor there are two further double bedrooms and second family bathroom with separate shower cabinet.

The Stables and Service Court
Now comprise The Game Lodge (three bedrooms), The Coach House (three bedrooms), Clock Tower Flat (two bedrooms), Tapestry Room used as a function room, laundry, office and workshops and storage.

Gardens and Grounds
The formal gardens extend to approximately 33 acres and include a range of outbuildings, a lake, three large ponds, a swimming pool, a tennis court, a boat house, a summer house and a chapel.
