Description

A beautifully presented house with stunning gardens, less than 300 metres from the shore.

Description

This stunning villa, built circa 1910, occupies a large corner plot on Beach Road. The house has been lovingly renovated by the current owners to provide an exceptional family home.

As you enter the property from a stunning tessellated tilled path under a veranda on the western side of the property, you are welcomed into the hall with access to a useful study with a fireplace and a bay window overlooking the garden. Opposite is a large, double-aspect, yet cosy TV room with a wood burner, freestanding bookshelves, and space for a large television. The impressive Drawing Room, featuring French doors that open onto the garden and a wonderful, large open fireplace creates a fantastic space. The room is generously proportioned, with large windows and beautiful wooden floors. It has a light, spacious feel and seamlessly leads through to the triple-aspect Sun Room, a calm additional reception space on the southern side of the home. This bright and airy room has a slightly less formal atmosphere, with large double doors leading to the covered eating terrace, and the garden can be admired from all windows. This room also benefits from a log burner and the same beautiful wooden floors as the Drawing Room.

The kitchen is stunning, with cabinetry from Neptune, a large range oven, integrated appliances, and an island that seats four. A well-placed skylight above the main cooking area ensures the room is bathed in natural light, and with a log burner in the fireplace, it truly is the heart of the home. Adjacent to the kitchen is the dining area, with large doors leading to the outside eating space, providing a bright and welcoming atmosphere, enhanced by additional windows looking out over the garden. There is a lovely downstairs cloakroom and a large, well-appointed utility room benefiting from Neptune cabinetry housing, an integrated washing machine, tumble dryer, wine storage and wine fridge as well as a freezer. This home was designed with technology throughout, with surround sound in the TV room, Sonos system and celling speakers in the Kitchen, Dining room and Principal suite, also benefiting from alarm system and CCTV with sensor lights.

On the first floor, the principal suite is a standout feature, with a double-aspect bedroom, original fireplace and a fantastic dressing area with numerous built-in wardrobes. The stunning, large en suite bathroom, located at the end of the dressing area, features a freestanding bath and a very large walk-in shower. This principal suite provides a wonderful private sanctuary, reminiscent of boutique hotels.

The second bedroom is light and airy, with a spacious, well-designed luxury en suite that includes a very large walk-in shower. There is also an equally stylish family bathroom again with a large walk-in shower, and next to it is the fourth bedroom. This lovely room, with views over the garden, also has the potential to create a shower room in the large storage cupboard should the new owners require. From the bright landing, there are further stairs leading to the top floor, which houses a lovely, large bedroom with plenty of eaves storage—ideal for a children’s bedroom.

The outside space of 27 Beach Road is beautifully planted with a well-thought-out and consistent theme, consisting of hydrangeas and ornamental grasses, along with specimen trees along the boundary with integrated watering system and lawn sprinklers. The gardens wrap around the house, which sits nicely in the centre of the plot, boasting a delightful water feature to the rear, and as a whole it is beautifully lit on a timer in the evenings, creating emphasis on uplighting the specimen trees.

There is a large, covered eating terrace with an adjustable slatted roof, adjacent to both the dining room and the Sun Room. In addition to the terrace, which features an outdoor kitchen with a BBQ and pizza oven, there is also plenty of space for relaxing by the large outdoor fireplace.

This property has two parking areas, one to the front accessed via a gate on Beach Road, (cabling for electric gates is available if required by the new owners), with parking available for minimum of four vehicles. To the other side of the property accessed by remote electric gates with plenty of space for parking and carport with the all the necessary wiring in place for an EV charging point.

There are various means of storage within the grounds, for example ample log stores, two good sized sheds plus a storage cupboard in the car port, this is connected to the rear of the recently constructed home office building, which is a great space for those working from home or someone looking for a place to practice yoga or pilates. It is fully wired and plumbed, with its own cloakroom. To the rear of the property is a screened vegetable garden with a beautiful greenhouse. The entire house has been carefully planned and exquisitely finished to create a truly exceptional home.
