Description
The Old Rectory is a stunning Grade II listed property near Kielder Water in the Northumberland National Park. This south facing property enjoys beautiful countryside views and is located on the outskirts of the picturesque village of Falstone. Viewings are available from 14th April 2025.
Built circa 1818, The Old Rectory is a handsome stone built house with sash windows and a slate roof. The house has been recently renovated throughout by the current owners including rewiring and replumbing. No expense has been spared in adding luxurious contemporary finishes whilst ensuring that the character and period features of the property are retained.
The ground floor reception rooms are magnificent - generous room proportions with high ceilings and countryside views through the large sash windows. The two living rooms are joined by double doors, providing flexibility to use these rooms as a single space or separately. The larger of the two living rooms benefits from a wood burning stove in addition to the central heating.
The luxurious dual aspect kitchen was designed and installed by Bespoke Interiors of Newcastle-Upon-Tyne. The finishes include stone countertops and Italian tumbled limestone floor. In addition to a formal dining room, the kitchen also has ample space for a large dining table. Appliances include a Smeg 6 ring gas hob, Bosch electric oven, Bosch fridge freezer plus an Esse Ironheart Eco wood burning stove.
Leading off the kitchen is a utility room with a door out to the gardens. The house benefits from a cellar which includes the plant room for the house as well as plenty of extra storage space.
The 1st floor has three large bedrooms and two beautifully appointed bathrooms. Of these, the master suite has its own generously sized dressing room. The dual aspect ensuite bathroom is beautifully finished and has plenty of space for the double sinks, walk in shower and separate free standing bathtub. The 2nd floor has two large double bedrooms, each with their own ensuite shower room.
Externally, the attractive gravel driveway leads to the front entrance of the house, highlighting the impressive architecture and far reaching views. The grounds are approximately 11 acres made up of a mix of gardens, mature woodland and grazing which leads down to the banks of the North Tyne River. Fishing rights are included in the sale. An orchard and fruit garden has been recently planted near the main house.
The large stone outbuilding was built around the same time as The Old Rectory. It is currently used as storage but has great development potential subject to the necessary consents being obtained.
Services include mains electricity and water, oil-fired central heating and a septic tank. Superfast fibre broadband is available.
