Babdown Farm Barns were originally built in 1847 for the Holford family who owned the Westonbirt estate. The architect is believed to have been Lewis Vulliamy who designed the magnificent Westonbirt House and Babdown Farm is one of several model farms which were erected on the estate. The various Grade II listed barns are grouped round an attractive large grassed courtyard and were converted beautifully by Stonewood Homes in 2016.

At 2,859 sqft, The Granary is one of the largest properties on the farm, occupying the majority of the original Granary building. Accessed down a long sweeping gravelled drive, with views across the surrounding fields, The Granary is to the rear of the farm.

There is a side door that leads out to a covered area, the perfect spot to entertain semi-al fresco if the British weather is unpredictable.

Upstairs is laid out over one floor. The Principle Bedroom suite is entered through a walk through built-in Dressing Room, with beamed vaulted ceiling and a mezzanine level space above the en-suite Bathroom and stunning views across the gardens and surrounding fields.

The Office area is a quirky, versatile space, framed beautifully by the stone arch of the original barn’s design, with a multi-level vaulted ceiling and a row of low windows offering views across the gardens below.
Bedroom 2 also benefits from fantastic vaulted ceilings creating a wonderful sense of space with access to a mezzanine level, ideal as a dressing room or snug area. There is also a separate bathroom.


Outside
The Granary’s gardens have been beautifully landscaped, to the front is lawn with paths leading to both entrances, beautifully frames by the maturing beech hedges growing around. At the rear, the two sections are encompassed by smart drystone walls. The formal area is mostly laid to lawn with a patio terrace in the middle and built-in pizza oven, fantastic for drinks and al-fresco entertaining while the other part is a kitchen garden, host to four wonderful raised vegetable beds.


There is ample parking for four cars and a further two in the double garage where there is also a first floor store level.

Location

Babdown Farm lies just to the west of the pretty Cotswold village of Beverston.
Nearby Tetbury (about 3 miles) is a charming market town which has an excellent range of shops and services, restaurants and hotels. The renowned Calcot Manor Hotel is about half a mile away, which has an excellent restaurant and a Spa.

Nailsworth, about 5 miles, is another popular Cotswold town with good shopping facilities. Bath, Bristol, Swindon, Cheltenham and Gloucester are the main regional centres and are all within daily commuting distance.

Junction 18 of the M4 is about 13 miles drive and there are direct services to London Paddington from Kemble or Bristol Parkway stations. Private schools in the area include Westonbirt, Wycliffe, Beaudesert Park at Minchinhampton and the Cheltenham Colleges. A good choice of Grammar Schools also in Stroud, Cheltenham and Gloucester. A good range of sporting opportunities in the area include various golf courses and racing at Cheltenham and Newbury.

The famous Westonbirt Arboretum is about 4 miles drive, offering wonderful walks through 600 acres of Forestry Commission owned woodland.
