It's really easy to be so much better...all backed up by our fantastic Google reviews.
We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.
Listen, it's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.
We're living in a time where everything is going up in money, or is the same price but half the size!!! Well not quite everything is out of your reach now, so if you're looking for a 1st home, a midterm home or just a retirement home, then this is a great start.
Located in Brook Street Mold, you really couldn't be any more central then this. Literally, you live just a couple of minutes walk from the Town centre, schools, restaurants, pubs and all the shops you'll need on a day to day basis. A short drive puts you on the A55 and a short walk takes you to the local bus station, both giving access to far greater distances.
You park outside your home, there is no allocated space although, there is a code between neighbours that your space is outside your home. There's always ample parking around so I wouldn't be too concerned - but get rid of your car, everything is close by and the bus depot takes care of your wider needs.
Through the front door you step immediately into the lounge. It's a generous sized room for the size of house and is kept nice and bright thanks to the front facing window and the front door with its panelled glass. Laminate flooring makes for easy cleaning and an archway opens through to the rear of the home.
*you could turn the front room into a single bedroom if you really needed, you'd just have to put a partition up to create a passageway through to the rear of the home - but talk to a builder first, it is easily done.
Stepping through the archway, you enter into the dining room. An open set of stairs leads to the first floor and the laminate flooring continues in from the front. If you needed a dining room this would be a great sized space, or it could be a play room or if you converted the front room into a bedroom, it would make an ideal lounge. One thing you wouldn't expect in a home like this, is versatility - but that's just what you get in here!
A doorway opens into the galley kitchen, with a work-surface running the full length of one side, while the other houses the sink and space for the cooker! A frosted window allows ample light in and a wall mounted boiler insures you'll stay nice and warm throughout the year.
Next we come to the rear lobby, with a large very handy storage cupboard and a rear door with frosted window to help keep the space light, opening to the rear garden.
Stepping outside, you'll notice it could do with a little bit of attention, nothing that a good jetwash wouldn't fix as well as a clear up. A coat of paint would give it a new lease of life and some fresh decking would mean it would look almost new again. This could be a great place to sit outside, drinking a nice cold beer or a glass of wine in the sun, or a good old fashioned cuppa. It's just nice to have some outside space for a BBQ and soak up the rays.
From the inner lobby, the next room we come to is the bathroom.
Some people don't want a downstairs bathroom, whereas me, I think they are a great idea, especially when you only have one toilet. This saves friends and family traipsing upstairs whenever they come over to see you and they get caught short, everything is downstairs and to hand. This bathroom is contemporary, has a panel bath, pedestal sink, and the obligatory toilet. It's all perfectly liveable and does what it says on the tin. A frosted window lets the sunlight in and keeps prying eyes out!
From the dining room/lounge (whatever use you've found) we walk up the stairs to the small landing space.
Two doors open, one to the main bedroom and the other to, yeah you guessed it, the other bedroom. Both are decent sizes, I guess a double would fit in both and some accompanying bedroom furniture too. Windows again keeps both rooms light and airy.
For a mid-terrace home, this is certainly a lot larger than I was expecting and at this price, is an unmissable gem not to be missed, especially if you are on a tight budget.....what more do you want for £120,000.....because if this isn't it, I wish you luck!
Useful information:
COUNCIL TAX BAND: B (Flintshire)
ELECTRIC & GAS BILLS: TBC
WATER BILL: TBC
All in all this is a proper find, a real golden nugget! With two reception rooms, one could easily be converted into bedroom 3 if required, a fitted kitchen, a generously sized bathroom for the size of home, two decent bedrooms upstairs, an outside space that would be ideal for Summer BBQs or just sunbathing and all it needs is a good tidy up, a jetwash, a coat of paint here and there, a bit of new decking and then you've bought yourself a pretty decent home, no matter what stage of life you're at, from a 1st time buyer to a retiree, this home fits one and all....and at a price you'll kick yourself in years to come, when you look back at what you could have paid - if you don't BUY IT TODAY!!
Now if you need a mortgage to buy this gorgeous home give LoveMortgages a call. As I said earlier, it's your money, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for the best Free Mortgage
