Description
LOCATION
Farsley was named as an up-and-coming area to watch in the The Sunday Times Best Places to Live 2021 guide and recently it can be found again, in the Sunday Times Top 10 'coolest' neighbourhoods in the UK 2025. It is a small but increasingly popular Village from which commuting is straightforward, either by private or public transport The A6120 and A647 are both on hand and provide major links to the motorway networks. Just a short distance away is the popular Owlcotes Centre at Pudsey offering a Marks & Spencer store, Asda superstore, and there is a train station adjacent. In addition, the bus services are frequent from the village, getting you into Leeds & Bradford City centres. There is a good selection of shops, pubs and eateries, recently acclaimed, again in the Sunday Times highlighted for its micro breweries, sourdough bakehouses and great live music venues. It is also considered the happiest place to live in Leeds. Schools are also popular and easily accessed. The neighbouring villages of Pudsey and Horsforth are only a short distance away and also offer a comprehensive range of facilities. A recreation/playground is within a short walk, ideal for children and pets.
GROUND FLOOR
This lovely, three bedroom end stone terrace sits in a quiet, leafy street. Our vendors bought the property fully renovated boasting a lovely lounge upon entry with modern flooring and electric fire to the chimney breast wall. Access from here through to a kitchen/diner with door to a rear porch and out to the garden and up to the first floor. The kitchen is cream with complementary worksurfaces and integrated electric oven, gas hob and extractor fan over. There is plumbing for a washing machine and space for a dryer. Space for dining in here too.
LOWER GROUND FLOOR
The cellar is a great size and has been tanked so provides useful dry storage.
FIRST FLOOR
The landing is lovely and light with a window to the rear elevations and stairs up to the 2nd floor. The second double bedroom is up here on the 1st flr with built in furniture and lovely street outlook to the front. The third bedroom is a single/study, currently used as a dressing room. The house bathroom has a shower over the bath, WC and basin.
2ND FLOOR
The main bedroom is up here, at the top of the house with Velux windows flooding the room with light. Nicely presented and so quiet, a real 'haven' up here.
OUTSIDE
This delightful end terrace has gardens to the front and rear, there's a Yorkshire stone flagged seating area to the rear and low maintenance to the front. Parking is on street.

PLANNING & BUILDING REGS.
We are presently unable to confirm whether any appropriate planning permission or building regulation consents were obtained when altering the property, we do not hold on file, nor have we seen sight of any relevant supporting documents. Interested parties must satisfy themselves in this regard via their own Legal Representative.
PEPPERCORN RENT
As with a vast majority of properties in the Calverley and surrounding areas a 'peppercorn' lease exists whereby in many cases a long lease of 999 years was granted when the property was built. Usually a small annual fee is payable in the form of a Peppercorn Ground Rent which has no increase date agreed. Usually no service charge is payable and no increase date is set. As we are not leasehold specialists, clarification regarding lease terms, length and any associated charges should be sought via legal advice. We would however advise that this is very common place and normal in this area and not something that we have seen affects value or future sale ability.
