Description

This beautiful extended three bedroom semi detached Edwardian home occupies a delightful position close to the heart of the picturesque village of Toddington and incorporates a wealth of well proportioned, stylish internal accommodation finished to an exceptionally high standard.

Approach to the home is via a mosaic tiled path leading to a storm porch, whilst to the side is hard standing parking for a small vehicle. Once inside the property itself you’re immediately greeted by the entrance hall which has a staircase leading to the first floor accommodation and beyond here a dining room. This comfortably accommodates a table and chairs, creating a real family/sociable space with beautiful herringbone Karndean flooring as well as a stylish cast iron fireplace. To the front of the home is the principal reception room, the living room, which commands impressive dimensions, in this case 14’8ft by 11’10ft making for flexible furniture placement. Matching flooring has been added, tying the two areas together seamlessly and an imposing fireplace sits to one side. It has been decorated in stylish tones and hues with panelling added to the walls and has a bay window which glances across the front elevation and has been sound proofed with sleek white shutters. Occupying the rear of the home is a spectacular kitchen/breakfast room which has been fitted with a comprehensive range of floor and wall mounted units with solid wooden work surfaces over. Several integrated appliances have been woven into the design, whilst further space has been made available for other free standing goods. A soft seating area has been created which is characterised by a natural wood wall panel, whilst recessed spotlights dot the ceiling and bi-folding doors open into the garden, ensuring the room is flooded with an abundance of natural daylight. Completing this level is a useful cloakroom incorporating a cistern concealed wc and a wash hand basin finished with opulent gold fitments and vibrant wallpaper.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which sits to the front elevation and benefits from an extensive range of built in wardrobes, whilst the remaining two bedrooms both occupy the rear, albeit in a staggered fashion. They are serviced by a bathroom which comprises of a contemporary black framed, walk in shower enclosure, free standing bath, cistern concealed wc and a basin mounted onto a wooden plinth. A combination of smart white tiles and black and white diamond patterned tiling adorns the splashback areas and the look is finished with a towel rail, recessed spotlights and Velux window which illuminates the space further still.

Externally the rear garden is sizeable and has been thoughtfully designed and executed with a good sized patio area as you step out, perfect for relaxing or entertaining. Beyond here the remainder of the garden is lawned and is flanked by deep borders housing an array of established plants, shrubs and bushes. To the far end is a mature tree as well as a shed, whilst the boundary is enclosed by timber fencing.

Dating back to the thirteenth century the village now offers a vibrant, bustling feel, combined with an authentic sense of community and has a wide range of shops including hairdressers, beauty salon, opticians and traditional bakers. Schooling within the village operates on a three-tier system with St George's Lower positioned on Manor Road, Parkfields Middle nestled in Park Road itself before moving onto Harlington Upper School located less than three and half miles, or 8 minutes, away, with all having a particularly good reputation.

On the Northern edge of the village is Toddington Manor which is a stunning Tudor Manor house with a deep, rich history predating the Norman invasion of 1066, visited by Elizabeth I in 1563 where she knighted the owner, Henry Cheney. In more recent, light hearted village history Kevin McCloud, presenter of TV show Grand Designs was born and raised in Toddington, English poet William Blake is said to have drunk in the, now converted, Angel pub, whilst child actor Jack Wild, best known for his role as the Artful Dodger in the film Oliver is buried in the parish cemetery.
