THE PROPOSED TENANCY
Type - An Assured Shorthold Tenancy Agreement under the provisions of the Housing Act 1988.
Term - initial fixed term of twelve months.
Repairs - The tenant will be responsible for the internal decoration and other minor repairs. The tenant may not change the colour of the internal decoration without the prior written consent of the landlord. The landlord will be responsible for the external decoration, and structural and external repairs. A copy of the repair clauses and proposed tenancy agreement are available on request.
Garden Management - The tenant will be required to maintain the garden to include mowing of the grass and cutting of hedges on a regular basis.

Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments:
PERMITTED PAYMENTS
Before the tenancy starts payable to Brown & Co:
- Deposit: 5 weeks rent (6 weeks if rent over £50,000 per annum)
During the tenancy payable to Brown & Co:
- Payment of up to £50 incl VAT if you want to change the tenancy agreement
- Payment of interest for the late payment of rent at a rate of 3% above the Bank of England's annual percentage rate for each day that the payment is outstanding (for a late rent payment)
- Payment of up to £50 incl VAT for the reasonably incurred costs for the loss of keys/security devices
- Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
As well as paying the rent you may also be required to make the following permitted payments - (payable to the landlord) if applicable:
Utilities - gas, oil, electricity, water or other
Communication - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Payments - The first payment of rent and the deposit will be paid by bank transfer. We are unable to accept payment by cash. Please note we will not release keys until we have received confirmation that the funds have been cleared and the tenancy is signed. Thereafter payment of rent will be by standing order direct to the Landlord.
