Description

Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market waiting to be sold and then we'll continue to update you once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...all backed up by our fantastic Google reviews.

We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.

It's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.

Bryneglwys is one of those 'blink and you miss it' hamlets between Llandegla and Corwen, where its enviable location guarantees peace and startling views. As if to bear this out, there is a highly regarded glamping site on the outskirts of the village, underlining the possibilities for successfully letting out this delightful home, if that is your choice.

Alternatively, you may wish to keep the place a bit of a secret and simply enjoy it yourself, as in spite of appearing remote, it remains within a very commutable distance of Corwen, Llangollen or Ruthin, so any sense of wild country living is something of an illusion with the convenience of civilisation a short drive away.

To the front of the home is a garden best described as comprehensive, where there is something to cover all tastes from its small lawn to gravel pathways, pond and useful veg plot all overseen by the swinging seat where you can take your ease.

The front door is 'enchanting' or perhaps best suited for a Hobbit, the lintel being virtually at eye level! It is fair to say that a couple of minor concussions will speed the learning process, thus minimising the chance of too many repeat accidents and after all, the charm of this type of home stems largely from the idiosyncrasies that make it unique.

Stepping down into the kitchen is initially a little disorientating as the garden, with its Bill & Ben sort of atmosphere belongs firmly in the middle of the last century, while in here, we are catapulted forward several decades with modern fitted units filling three sides and surrounding a fashionable central island.

A practical ceramic tiled floor is in keeping with the modernistic layout, while the overall cottage style is maintained by the exposed beams of the ceiling. As expected in this style and age of home, the walls are immensely thick and keep it nice and warm in the winter and colder in the summer.

Beside the front door is an archway leading through to the sitting room, which shares similar dimensions with the kitchen. This is a delightfully cosy and welcoming room, owing much to the traditional log burning stove nestling in the fireplace, which gives the room real heart. If there is a more suitable method of warming a country cottage than one of these, I've yet to see it; its flickering light making you yearn for cold nights, mulled wine and relaxing conversation.

However, if you really can't be bothered lighting the burner, then there is always the surprisingly economical electric storage heaters as backup.... but if these are relied on all the time, you should be ashamed of yourself, you clearly have no soul.

In one corner of the sitting room is the bottom of the staircase taking us to the landing with its quality laminate floor and where opposite, is the bathroom.

Like the kitchen before it, this seems almost out of place in such a home, so modern and contemporary is it but somehow, it just works. Nestling beneath the sloping section of the low roof you never feel cramped by this and the suite of pedestal hand basin, lavatory and rather decadent corner bath all fit in admirably. Above the part of the bath furthest from the wall where it can take full advantage of the additional height is an electric shower, while the fashionable green tiles on the walls around the bath give a surprisingly modern appearance while never seeming out of place.

Adjacent to here and overlooking the front garden is the first and smaller of the bedrooms. That is not to say it is actually small, as at nearly 14 feet long. With ample for a bed and other accompanying pieces of furniture, it caters perfectly. The wood effect flooring continues and makes for easy cleaning.

Finally, we come to the principal bedroom, which mirrors in size the sitting room beneath it. This makes it a comfortably large boudoir and easily capable of accommodating all the free standing furniture you need because obviously, when this home was built, fitted furnishings were the stuff of fevered dreams. Again the shape of the ceiling gives charm and character, with no inconvenience caused by loss of headroom, thus leaving Quasimodo free to choose the side of the bed that he really wanted all the time.

This cottage backs onto an open field where, usually, a horse roams freely and offers entertainment. It's nice that a modern housing estate hasn't been erected and that you really do have privacy from the rear, bar the horse checking up on you.

All in all this is a golden opportunity if you are looking for somewhere to retire to in stunning surroundings or, a profitable investment for those looking to move into the holiday rental business but on a small scale, and affordably. In retirement mode, it is in excellent condition, wants for little and while firmly in the countryside, is never so far out that you feel remote - something important to those on whom the years are beginning to weigh heavier, while in holiday let mode people like Sykes Cottages would be beating a path to the door. So while perhaps not all things to all men/women, it is certainly a great deal to a great many and at this price will not stay available for long, so you know what to do.
