Description

The Norfolk Agents are pleased to offer this modern 2-bedroom mobile home, occupying a generously sized freehold plot in an idyllic coastal setting, just a 2-minute walk from the beach, sailing club and RSPB Bird Reserve at Snettisham. From the balcony, there is a direct view over the lake and far-reaching westerly views of the sunset. The plot, which measures approximately 110ft x 40ft, includes a private driveway for several vehicles, a neatly maintained lawn, a garden shed and a useful additional outbuilding. The property itself, which is a Kensington Regal model, was installed in 2016 and is in superb condition throughout, with the spacious balcony being added a couple of years later.

Although there are no restrictions relating to when the property can be occupied throughout the year, we understand that the property can not be used as a permanent residence. We would also like to make interested parties aware that the property is available with no onward chain.

ACCOMMODATION
The reception space is an open-plan living/dining area, with double doors out to the balcony, a built-in TV/entertainment unit (TV included) and a dining table with chairs (included). The living area houses a sofa bed (included), allowing six people to sleep in the property. In the corner of the room there is a well-equipped fitted kitchen, with a collection of units, fitted work surfaces extending into a breakfast bar, an integrated fridge and freezer, a sink unit and a gas cooker.
The bedrooms are arranged around a central hall, which also has a door into the neatly appointed shower room, which has an electric towel rail. The master bedroom is a comfortable double room with a large walk-in wardrobe, a fitted dressing table, wall-mounted TV (included) and an en-suite W.C. Bedroom 2 can be used as a double or twin room, with fitted storage above the beds.

OUTSIDE & OUTBUILDINGS
The plot is approached from the un-made road onto a private shingle driveway, which allows parking and turning space for several vehicles. The plot, which measures approximately 110ft x 40ft, includes a neatly maintained lawn, a 4m x 3.4m timber garden shed and a useful workshop/utility space, which has an electrical power and water supply, and is equipped with both a WC, and a freezer and washing machine (both of which are included within the sale).

LOCATION
Snettisham is a popular village approximately 5 miles south of Hunstanton and 10 miles north of the historic market town of King's Lynn. The village is known for its sense of community, with various clubs, groups and an active programme of events around the churches and village hall. The types of property in the village comprise a broad mixture of period cottages, farmhouses and more modern properties, along with a wide range of amenities. Within a short stroll of this property there are a variety of shops (including a new Co-op, bistro, hairdresser's and pharmacy), the award-winning Rose and Crown public house, primary school, doctor's surgery, vet's practice and builder's merchants. The village church is a striking feature of the landscape, with a 175ft tower and spire, thought to be one of the tallest in Norfolk. Opposite the village hall there are playing fields and a cricket pitch, which also hosts regular car boot sales and a farmer's market. An annual Victorian Christmas Fayre is held in the village square. Other local attractions include the nearby Royal Sandringham Estate, Norfolk Lavender and farm shop at Heacham, several wildlife areas (including RSPB reserves at Snettisham beach and Titchwell), the beautiful North Norfolk Coast, various golf courses, walks and sailing.

SERVICES
The property is connected to mains water and electricity. Bottled gas fired central heating to radiators. Private drainage. There is a telephone point which at the moment is not connected, but the property has had broadband connected through it in the past.
