Description

Newynn Court is a beautiful historic Grade II listed building located in the heart of Bideford, close to the iconic pannier market and local independent shops Bideford is lucky enough to enjoy. The street itself has been featured in the feature film Guernsey Literary and Potato Peel Pie Society.  Positioned at the top of Bridge Street, Newynn Court has commanding views of the town and of the Torridge River.

The entrance into Newynn Court is through a larger than average wooden door into the spectacular hallway with timber partitions and glazing depicting scenes from the buildings previous use as a stables.  The slate floor gives a sense of walking through history.

The apartment Caleche (no 5) can be found on the 1st floor of the building and is accessed by a carpeted communal staircase.  It consists of two bedrooms, both with en-suite bathrooms, a lounge and separate kitchen.

The lounge is a good sized room with ample space for both a sofa and dining table with chairs.  The room has a neutral colour scheme and the sash window looks out to the river below.

The main bedroom is a bright spacious place to relax at the end of the day, with a sash window looking out onto Market Street and Bridge Street, again with lovely views of the river and Bideford Town with the rolling hills in the background.  This room benefits from an en-suite wet room with white ceramic toilet and matching basin.  The walls are tiled with a mix of white ceramic tiles and smaller mosaic ceramic tiles in a neutral palette and the flooring is a non-slip type.

The guest bedroom is a good sized room with an extra special treat with French windows leading out to the balcony with the patterned iron railings that makes this building stand out from the crowd.   The balcony is large enough for a bistro style table and chairs and is the perfect place to sit and enjoy the sunshine and stunning views.  The bedroom also benefits from an en-suite, which comprises of a white bath with shower attachment, basin and toilet. The walls are plastered and painted, with white splashback tiles and a mosaic strip to match the en-suite in the main bedrooms.

The kitchen is well equipped and certainly makes the most of the space available.  The units are a glossy white, and are complemented with a black worktop over and black ceramic splashback tiles.  The floor is a matching black tile effect. There is a four-ring gas hob and built-in oven, space and plumbing for washing machine, dryer and fridge/freezer. The current washing machine and fridge/freezer will be left for the buyer as these are recently purchased products. The Gloworm combi boiler is housed in the kitchen.

A central hallway provides access to all the rooms.  There is an intercom system to allow visitors entry.  Allocated Parking Bay.

The flat is serviced by mains gas, electricity, water and sewage.  The water is metered.  There is ultrafast broadband to the property and mobile signal likely with 02 – source Ofcom.

This is a leasehold flat with 999 year lease issued in 2011.

The current service charge is £1309.88pa.

Whether you are looking for a full time home or a seaside bolt hole, this special flat ticks all the boxes! Viewing highly recommended.
