Description

A Grade II listed 16th century extended house with a separate three bedroom house, a swimming pool, extensive outbuildings including stables, a manège, and approximately 11.81 acres of gardens and paddocks with far reaching countryside views. The oldest part of the property is dated in the Grade listing report as 16th century or older and was originally an open hall house. This building was renovated and a brick casing at the front was added in the 19th century and what the report describes as a “convincing traditional timber framed NW rear wing” was added in the 20th century, “incorporating an older stair tower”. The property has painted brick elevations under steep old red tile roofs and retains period features including fireplaces, latch and brace doors, and exposed wall and ceiling beams. The vendor has redecorated internally with Farrow and Ball paints.

The property consists of an extended 16th century former farmhouse which has 2,536 sq. ft. of versatile accommodation, and a separate 1,284 sq. ft. self-contained property which could provide additional accommodation or, as now, be rented out to create an income.

Principal Reception Rooms

Both the principal reception rooms have exposed ceiling beams and brick inglenook fireplaces with steel flues and log burning stoves. The fireplace in the snug also has an original bread oven. Both rooms are dual aspect with the snug overlooking the front and side of the property. The sitting/dining room measures over 26 ft. by over 25 ft. and has room for a seating area by the fire as well as a dining area with space for a table to seat ten. Bedrooms

The rear garden has a block paved entertaining terrace spanning the rear of the house with low brick retaining walls and steps down to the lawned garden which slopes gently away and has far reaching views over the paddocks and surrounding countryside. Equestrian Facilities

A short walk across the garden from the house leads to the stable yard which is enclosed by post and rail fencing and has a hay barn and a stable block with four stables and a tack room. Situation and Schooling

The property is in the hamlet of Bendish which has about 30 dwellings in the midst of rural countryside. For amenities the property is less than 20 minutes’ drive from the market town of Hitchin which has a range of facilities including restaurants, pubs, supermarkets, shops and markets four days a week.
