Description

Detached 4 bungalow with planning permission for a loft extension AND planning permission for an additional dwelling to be built on the side plot. The overall plot is 0.4 acres and includes covered parking, garage and numerous outbuildings.

The Willows is a spacious detached bungalow, set in an elevated position and tucked away in the heart of Bocking. Situated on a generous 0.4-acre plot, the property enjoys wraparound gardens, offering ample outdoor space.
Planning permission has been granted for a loft extension, which would create an additional bedroom and shower room while enhancing the property's appearance with a traditional pitched roof. Additionally, permission is in place for the construction of a two-bedroom detached bungalow with an open-plan layout, presenting a fantastic opportunity for extended family living or investment potential.
The existing bungalow boasts generous living accommodation. Upon entering through the porch, a welcoming entrance hall leads to the living areas and bedrooms. The principal reception room is a spacious lounge featuring a fireplace, while the kitchen/breakfast room offers an extensive range of units and space for a dining table. Across the hall, Bedroom 4 can serve as a dedicated dining room if desired.
An inner lobby, which also functions as a home office space, connects to two further bedrooms and the family bathroom. On the opposite side of the hall, you'll find a third double bedroom and a convenient wet room. All bedrooms are generously sized and include fitted wardrobes.
The property is accessed via a small private lane, shared with one neighbouring home, leading to a large driveway. There is covered parking, additional space in front of the single garage, and an attached workshop. To the rear of the plot, a variety of outbuildings include a brick-built store and workshops. The gardens are mostly laid to lawn, with flower beds interspersed throughout. A seating area to the side of the bungalow provides a picturesque outlook over neighbouring rooftops and towards Church Street.
This property presents an exciting opportunity for those looking to create a spacious family home with the added benefit of a second dwelling or annex.

Location

Braintree was issued a Market Charter by King John in 1199, and ever since then market days have become a focal point of the town. They occur twice weekly on Wednesdays and Saturdays in the pleasantly pedestrianized (and recently refurbished) Market Place.
Braintree retains a good collection of historic buildings, including the listed timber-framed properties in the conservation area in the town centre.

For commuters the town has a direct connection to London Liverpool Street, taking around one hour and is approx. 12 miles to Stansted Airport and the M11.

Close by there are plenty of opportunities for walks and riding and of particular note is the nearby Great Notley Country Park which covers some 100 acres of open space.
A variety of activities and events are held throughout the year. Families can picnic or fly kites or, for the more energetic, there is an all-weather, multi-activity, floodlit pitch and two grass football pitches. There's also an excellent visitor centre, housed in the award-winning Discovery Centre.

The region boasts a significant number of secondary and primary schools as well as colleges and nurseries. There are well-renowned private schools within easy reach and some of the country’s leading grammar schools in Colchester and Chelmsford.
