Turning left from the entrance hall is a family room, which boasts beautiful easterly views into the garden.

The property has a total of five bedrooms. The principal bedroom is approached by a corridor leading from the entrance hall, off which there is a study, a further open study area and WC. This bright bedroom suite is equipped with its own bathroom, a separate dressing room, and has large windows with views to the east and south over the principal gardens. Bedroom 2 sits off the entrance hall and also has an easterly window with views. GARDENS AND GROUNDS
The gardens and grounds at Cleish Hills are truly spectacular. As the house was built in the grounds of Cleish Castle, a 16th century tower house, it benefits from the beautiful mature wooded grounds that were established long before Cleish Hills was built. The principal garden lies to the south of the house with a stunning backdrop of the Cleish Hills themselves. There is a paved terrace sheltered on three sides by the house, and with doors leading inside making it an ideal area for outdoor entertaining. Mature wooded grounds border the garden on all aspects, with charming woodland walks throughout, particularly to the east of the house where a burn passes through.

The driveway to Cleish Hills passes through wrought iron gates and sweeps up through the mature woodland, leading to the front of the house. Here there is a generous parking area, and access into the integral double garage. The wooden stable sits off the drive, close to the house. It has two loose boxes, with a store to the side.

There are two large fields, one to the south of the house (about 5.5 acres) and the other to the west of the house (about 7 acres). A further paddock sits to the south of the house (about 1.2 acres).

Location

Cleish Hills is situated in spectacular wooded grounds, about one mile from the charming village of Cleish, with its highly regarded primary school, village hall and church. While enjoying a peaceful and rural setting, the property is just over 3 miles from the M90 motorway junction, offering excellent access links south for commuting to Edinburgh (23 miles), Glasgow and north to Perth, Dundee and Aberdeen.

Edinburgh Airport, 24 miles away, runs regular domestic and international flights. Inverkeithing Station (14 miles) lies on the main East Coast line with services running to Edinburgh Waverley. Kinross lies 5 miles to the north west and offers a wide range of local facilities including a Sainsburys supermarket, garden centre, butcher, fish shop, coffee shop, restaurants, The Muirs Inn pub, The Kirklands Hotel, as well as primary and secondary schooling. There are a good number of private schools with easy reach including Dollar Academy, Craigclowan, Glenalmond and Strathallan.

The RSPB Loch Leven Nature Reserve is set on the shores of Loch Leven, which is 5.5 miles away, offering a stunning backdrop to a number of outdoor pursuits including walking, birdwatching, cycling and fishing. The Lomond Hills Regional Park nearby offers an extensive range of enjoyable walks and hikes, with wonderful views captured from the summits of Bishop Hill and Benarty Hill. Loch Leven’s Larder is a popular and award winning family run café and farm shop.
