Situation

The pretty, rural hamlet of Yatton is quietly nestled amongst the undulating farmland of north-west Herefordshire, close to the Welsh Borders and Shropshire Hills. Stunning countryside and some of the most picturesque villages in the region complement this quiet and beautiful corner of the County. Well-placed for Ludlow, Leominster and Hereford, this property benefits from a beautiful, pastoral location, yet with good links to the rest of the country.

Manor Cottage

* This period house has been known variously as Manor House and Manor Cottage. It is a generous sized Listed property believed to date from the late C16 to early C17 with subsequent C18 extensions, restored in the late C20. * The house displays oodles of character from the inglenook fireplace and bread oven to the secret priest hole. It is believed that the stone west end stone extension was originally a chapel and the cellar below was used for subsequent (and very discreet) liquid refreshment. * The owners have historically made improvements to the house which include replacement oak framed windows (single glazed), oak flooring, installation of a wood burning stove plus a modern oil-fired Rayburn which provides the central heating. * The layout is in the form of a “long house” being one room wide. There are two sets of stairs to the first floor, from the front hall and the rear door. These give access to the two halves of the first floor with two bedrooms and a bathroom (truncated)

* A modest kitchen is located at the east end with quarry tile flooring and a preserved bay window. The kitchen is fairly basic and will undoubtedly require some remodelling. There are two further reception rooms, the first with a large inglenook fireplace and the west end room having latterly been used as a bedroom, with an en-suite bathroom beyond. * From the east end first floor, there is a second stairway that leads to the substantial attic space. This floor is full height but has never been used for anything but storage, it has great potential to create additional living space, subject to the necessary consents. * The house appears to be in sound condition and looks to be well maintained. Likewise, the timber frame appears substantially sound save for some weathering on the southern elevation.

The Outside

* A large plot wraps around the house with hard standing to the north side, suitable for parking several vehicles. The level garden is laid to lawn and lies to the south of the house. * A large and sheltered patio sits adjacent to the south side of the house, accessed from the rear door. * There is space and scope to add garaging at the end of the hard standing, subject to Listed Building Consent. * To the west end of the house is a large cellar which has external access. The ceiling is insulated/plastered and there is an electricity supply connected. This makes a useful workshop and external storeroom.

Societies and clubs include a Music Society, Bowling Club and Lawn Tennis Club. Aymestrey is just over a mile away and has a good Gastropub and a church and there is an Inn and a good village store and garage at Wigmore. Leominster, and Ludlow are a short drive away and offer a variety of shops, restaurants and facilities to meet most day-to-day requirements. From Leominster: Head west on the A44 to Barons Cross, fork right onto the B4360. Continue for 1¼ miles and take the right turn to Cobnash, staying on the B4360. Continue 1½ miles, passing through the village and turn right on reaching the A4110. Continue about 4½ miles, after passing through Aymestrey take the next right turn to Yatton. On entering the hamlet take the first right turning. Continue 150 metres and this is the last house on your right side.
