Description

A Stunning Picture-Postcard Period Home set in 0.84 acres of grounds, featuring an historic pond, outdoor pool, and garaging for five vehicles.

What We Say

This home is an instant delight from the moment you turn into the driveway. The wisteria-framed house is set well back from the road with a long drive. The house is beautifully presented, and anyone who needs good outbuildings, garaging, or workshop space will be delighted with what they see.

What The Owners Say

We love so many things about our home; from stepping out to the covered terrace to immediately overlooking the pond, moorhens, and ducks to the views beyond. We created additional garaging to accommodate the former car collection, but the time has come to right size and enjoy our next chapter by traveling more.

History & Background

An instantly stunning Grade II listed period farmhouse, recorded to date back to the 18th Century with later additions. The house is set well back from the road which creates an immediate first impression with its front elevation beautifully adorned with cascading wisteria when in bloom. Set within picturesque grounds extending to 0.84 of an acre, the property offers delightful leisure facilities including an inviting outside sun-drenched swimming pool complex and a charming historic duck pond with a quaint bridge leading to a small island. For car enthusiasts, there is excellent garaging for five vehicles plus workshop space and a machinery store. The original garage building could potentially transform into leisure accommodation or a guest annexe ancillary to the house, subject to planning permission.

The interior is beautifully presented, with good-height ceilings and attractive hard flooring throughout the ground floor. The two principal reception rooms enjoy traditional Jotul log burners, while the garden room creates a peaceful space overlooking the large pond. An exceptional home offering the warmest of welcomes amidst its centuries of rich history in Ostend.

Setting & Location

The property is situated in a residential country lane in an area known as Ostend on the fringes of Burnham on Crouch. It enjoys the best of both worlds from coast to country by having far-reaching undulating rural views to the rear and the Crouch Estuary is a little over a mile away for those who enjoy the coastal charms and the town is also a mecca location for sailing enthusiasts where there are sailing clubs including the Royal Burnham Yacht Club. Burnham has a thriving town, coupled with a quaint charm where there are plenty of shops alongside good pubs and restaurants, tea rooms and bars. The town also has a railway station and Ormiston Rivers Academy for senior education.

Closer to the property, an Indian restaurant is within walking distance and there is good access to the countryside for scenic walks.

Ground Floor Accommodation

An enclosed entrance vestibule leads through to the front door and immediately into the open plan hall and sitting room areas, where stairs rise to a part galleried landing. The area is full of light with a tall front sash window and most finishes throughout are in a period heritage colour pallet. The flooring throughout the principal rooms is the most attractive polished oak floorboards, complemented in the sitting room with an exposed brick floor-to-ceiling chimney breast with a recess housing a Jotul log burner. The dining room is of similar size with a further brick chimney breast housing a Jotul log burner and there are also storage units with automatic lighting – another elegant room with its tall sash window. The open hall with understairs storage leads down to the stylish wet room style shower room. Period doors lead off to the garden room which features exposed ceiling beams and with French doors that lead to the patio overlooking the pond. The country kitchen/breakfast room with terracotta tiled flooring features an AGA oven. With a vaulted ceiling and dual aspect with a stable door onto the side terrace or with access through to the spacious utility room.

First Floor Accommodation

The part galleried landings are split level with an upper landing leading to the two well proportioned front bedrooms. These rooms mirror the size of the reception rooms below with tall sash windows. The main bedroom has white painted floorboards and is fitted with good wardrobe storage. A period fireplace features with a marble surround and wrought iron grate. The guest bedroom also features a period fireplace and has fitted wardrobes. Bedroom three features a vaulted ceiling with exposed timbers and benefits from the views to the rear and fitted wardrobes. The fourth bedroom is a good single size, currently used as an office. The stylish bathroom with vaulted ceiling has a period washstand, w.c and bath with plumbed shower over, finished with porcelain floor tiles and metro brick wall tiles. There is also a period style radiator/towel rail.

Grounds

In all 0.84 of an acre. The house is set well back in its plot with brick piers creating the entrance for the long drive. The front boundary is partly screened with neat conifers. The granite chip drive leads to an extensive parking area where two separate detached garage blocks are on either side. The period garaging has a dovecot with weathervane and barn doors leading to two large spaces providing an additional workshop area. This building could suit conversion to leisure/annex uses stp. Opposite is a more recently built double cart lodge with a further enclosed garage and stepped back is a machinery/sports equipment/bike store. The front lawn is neatly enclosed with walling and to one side is the enclosed sun trap swimming pool complex with a sizeable, lined pool with surrounding decking containing up lights. The pool is heated by an air source heat pump. Access leads either side of the house to the rear where the large duck pond takes immediate pride of place beyond the terracing and small lawn area. A bridge accesses the island, and we understand that the pond contains Carp and Rud, as well as visiting and nesting wildfowl. Beyond the pond is an expanse of lawn and several mature trees including Willow, Twisted Willow, Spruce, and Silver Birch. Beyond is open farmland and undulating countryside. On one side of the house is an additional large outhouse/store.
