'Convenient' is a word that is frequently over-used by estate agents...but in this case it is utterly justified.

What other term describes a home with two sports grounds, five supermarkets and a twice weekly street market within a five minute walk away? That it remains a peaceful little backwater where the kids can play out safely is merely the icing on the already rather tasty cake.

This home allows an affordable way of getting into Mold as so many are trying to do, and with good reason. As the county town of Flintshire, it provides everything you could need, from leisure facilities to the culture afforded by the Welsh National Theatre and as the locals say: now there's class.

Situated at the head of a small estate accessed by a single road, removing the possibility of it ever becoming a rat-run for traffic avoiding motorists, we find this attractive home.

Opposite the front is a large open grass space with a small children's playground fenced off at one end and positioned against the wooden perimeter fence of the estate. Beyond this fence is the pitch of Mold Football Club, ensuring further development of the area is a non-starter.

We approach the home past the small front garden, a colourful mass of decorative shrubs and from where the drive runs past the house towards the single detached garage.

A neat porch offers a degree of weather protection as you unload your supermarket shop from the car. I know Lidl is only a five minute walk away but not when carrying that lot!!

Opening the semi glazed composite front door reveals a hallway with truly beautiful 'KarnDean' flooring. To those unfamiliar with this type of floor, let me say that there are laminate floors, there are high quality laminate floors, there are genuine wood floors, and then there is KarnDean. Indistinguishable from wood when newly installed, it retains that fresh new appearance long after, even wood has succumbed to the wear and tear of family life. Yes, it is expensive but if you can afford it, it's worth every penny.....I'm starting to sound like I work for them!

Immediately to our left is that welcome addition to any family home, the downstairs cloakroom. This is unusual in that as well as containing the expected lavatory and hand basin, it has sufficient space to act as a proper cloakroom and contain hanging coats, keeping them neatly out of the way.

Past the bottom of the stairs and to the right is the lounge. Notionally divided into two by a central archway, this lounge section overlooks the front of the home and is kept delightfully bright by the large bay window. The focal point of this welcoming room is the log burning stove set into the centre of one wall. Fronted by a large slate hearth this produces just the welcoming glow that is irresistible to many on a chilly winter evening and as the current owner says, 'We'd never had one before but having lived with it, we'd never be without one'.

Through the archway and into the dining room we find a space that, unusually in many modern homes, will actually accommodate a sensible sized dining table without everyone having to shuffle round it to reach their places, spilling gravy on the carpet as they go and as for jostling Auntie Maureen's sherry arm in passing...let's not go there! The far end of the room is taken up by a large set of French doors opening into the enclosed rear garden.

These French doors, when open, bring the feeling of Al Fresco dining alive, although not until the spring is a little more established obviously..... The garden itself appears easy to maintain, with a lawn surrounded by raised beds around the perimeter, an area of gravel against the bottom fence which is ideal for relaxing with a BBQ, a wooden garden shed, separate wood store and a side door into the detached garage.

The remaining door from the hall reveals the kitchen which, while not huge, is thoughtfully laid out and comprehensively equipped. An integrated fridge and freezer lie to the immediate left of the door, beside the tower ovens and microwave, the remaining units form an 'L' shape and incorporate the automatic washing machine, dishwasher and five burner induction hob with extractor hood above. Perhaps most special, in my eyes anyway, is the neat little wine cooler beside the dishwasher, adding an undeniable hint of good living. All the units are recently fitted and in as new condition, contrasting well with the dark grey faux ceramic floor and making a lovely space for the chef to work his (or her) magic. A back door gives access to the driveway and the rear garden via a gate in the small fence.

You could, with a little imagination and extra cash, open the wall up from the kitchen into the dining room, and create a more sociable area, as many homes of today do. But please seek professional advice from a builder first.

Climbing the stairs to the broad landing and turning towards the rear of the home brings us to the smallest bedroom which unusually in a three bedroom home, is small. This is actually a very good size for a third bedroom, but is currently in use as an office, and a very luxurious one at that. It is in all honesty big enough to take a double bed although your choice of free standing furniture would be limited. Were it to be used as a single room however, space would never be an issue.

Beside here and also overlooking the rear garden is the second bedroom. This is an altogether bigger room with easily enough space for a double bed while still leaving plenty of room to move around. This is largely thanks to the storage space afforded by the huge glass fronted free standing wardrobe - which is not included in the sale.

The next door along the landing conceals the airing cupboard, housing the pressurised hot water tank and providing storage for bedding and so on.

Now, we come to the main bedroom which is, if anything, bigger still. Again with large cabinets to either side of the double bed, one incorporating a small chest of drawers and still there is enough room left for a further long chest of drawers and an accompanying dressing table. Another door opens into that speciality of the prime bedroom, the en-suite.

Here we find a neat and well equipped space, with a heated towel rail/radiator ensuring you are snug and cosy during those vile winter mornings. The suite comprises a pedestal hand basin, lavatory and walk-in shower cubicle, fully tiled and featuring a mains-water fed shower with hot water coming directly from the tank in the adjacent airing cupboard.

Finally, we come to the family bathroom with its attractive vinyl faux wood planking floor. Like the en-suite this also features a heated towel rail/radiator and is tiled throughout to waist height, including around the bath. The fittings comprise a low level flush lavatory, unitary hand basin with storage drawers beneath and a bath with a hand held shower attachment to the mixer taps. Everything has a fresh, modern feel about it which I suppose should come as no surprise when we bear in mind the general condition of the rest of this highly attractive home.
