Description
Description
Hazelgrove is a stunning Victorian house in Inverbervie, believed to date from the 1860s. The house sits in a slightly elevated position, just off Montrose Road. It is a most attractive stone built property with a slate roof, and painted white to the front. It sits within its own enclosed and pretty gardens, set back from the road, with further garden to the rear. The house faces east and has views from upstairs over Inverbervie and to the sea. The configuration of the house includes a downstairs bedroom with shower room, giving flexibility if single storey living is required. It also benefits from hugely impressive reception rooms so is ideal for large scale entertaining, and has a sun room off the kitchen, both with cosy underfloor heating, so perfect for afternoons and evening sun. In recent years the house has been very thoughtfully redecorated and refurbished. In addition much landscaping has been done outside including the erection of a new garage block. Hazelgrove is a striking property, beautifully presented yet retaining much of its original character and many period features. The accommodation is ideal for both modern family living and for entertaining, or, given its location, could work well for holiday letting. The drawing room, downstairs bedroom and shower room, together with the kitchen and sun room benefit from double glazing.
Stone gate piers with gates open onto a tarred drive which leads up to tarred parking at the front and side of the house. A covered entrance with a front door opens to a vestibule with ornate cornicing and panelling, and an inner door to an impressive hall with a panelled ceiling, picture and dado rails. To one side is the stunning dining room, again with a panelled ceiling, picture and dado rails, along with a large bay window, fireplace, five wall lights and parquet flooring. Beyond is a magnificent drawing room with an ornate ceiling, picture and dado rails, panelling, six wall lights, fireplace with overmantel housing an AGA wood burning stove, and two display alcoves with cupboards. Off this is a butler’s pantry with a back door and fitted units with a Cannon cooker, sink, Hoover dryer and Zanussi fridge/freezer. Also off the drawing room is a lobby with a shelved cupboard and a downstairs bedroom with fitted wardrobe and an adjoining shower room with wash basin and WC. On the other side of the hall is a fine sitting room with a panelled ceiling, picture rail, fireplace with overmantel and two side seats, as well as two wall lights and a bay window. A study has a panelled ceiling, picture rail and fireplace, while a cloakroom has cupboards housing a wall mounted Worcester boiler and a separate WC with wash basin and tiled floor. The fully fitted kitchen has wooden units and work surfaces, tiled splashbacks, and an island unit with a granite worktop. Appliances include a Belling Range double oven cooker with seven ring gas hob, porcelain sink and Baumatic dishwasher. In addition the kitchen has a cornice, two wall lights, tiled floor and a shelved cupboard. There is a walk in understairs cupboard and a utility room has a sink, Hoover washing machine, Beko fridge/freezer and clothes pulley. Beyond is the sun room, which has a freestanding wood burning stove, tiled floor and folding doors linking to the garden.
A fine staircase leads up to the first floor and splits to two landings. The front landing and bedrooms all have a cornice and picture rail. Bedrooms 2 and 3 have a shelved press in addition, with bedroom 3 also having a bay window making the most of the views. Adjacent is a dressing room or child’s bedroom. Bedroom 4 also has bay window, and a wash basin, fireplace and shelved cupboard. A magnificent bathroom has a freestanding bath, shower cubicle, pedestal washbasin, WC, fireplace with over mantel mirror and display alcove. Off a side landing is a further bathroom with bath, wash basin, WC and panelling to dado level, and bedroom 5 which has a fireplace.
The attractive garden in front of the house has lawns, shrubs and borders. A gate opens to further parking and the garden behind. There is a stone built store and a brick built store. Adjacent is the impressive modern oak timber built garage with a tiled roof garage three double opening oak doors, sink, power, light and a sauna. There is a side area of garden with mature trees and spring bulbs. The rear area of garden is mostly lawned with apple trees, paths and a greenhouse divided into two with wooden staging and water, a lean to housing a hen house, together with a concrete block tool shed with power and light. A further stone built range with a slate roof has a log store, WC, and lawn mower shed. There is a further side area of garden with lawn and mature trees, and behind the house are paved seating areas.
Location
Inverbervie (or Bervie is it is known locally) is a small coastal town in Kincardineshire, midway between Stonehaven and Montrose and only some 26 miles south of Aberdeen.
Inverbervie is well provided with local shops and services, including a primary school. More extensive facilities are found in Montrose and in Stonehaven which has a wide range of shops, business services, a leisure centre and also a seasonal outdoor swimming pool and putting green. Secondary schooling is found at the Mackie Academy in Stonehaven, or the Mearns Academy in Laurencekirk. Lathallan, at Johnshaven, is a well known local private school, catering for all age groups. The A92 coast road and the inland A90 dual carriageway, at Fordon, provide a fast link north to Aberdeen and its airport, access to which has been much improved by the Western Peripheral Route, and also south to Dundee. Aberdeen has all the amenities expected of a major centre with extensive shopping, leisure, entertainment and cultural activities and business facilities. Aberdeen Airport has a wide range of domestic and European flights. There is a good selection of independent schools in the city and two universities. Montrose, Laurencekirk and Stonehaven are on the main east coast railway line, and there is a sleeper service to London as well as regular services to Aberdeen and the south.
Stonehaven has a delightful harbour with many traditional pubs and restaurants and still retains much historical interest and the ruins of Dunottar Castle to the south which is an iconic Scottish fortress. This part of the coastline features rugged rocky outcrops and cliffs, together with sandy bays and beaches, including that at St Cyrus which is a nature reserve. There are a number of small fishing ports and harbours from which sea fishing expeditions and sailing can be undertaken, including Gordoun, just to the south, Catterline which is a haven for artists, and Johnshaven which has a well known local lobster merchant. There is a walk along the coast from Bervie Bay to Gordoun.
Away from the coast the range of outdoor pursuits is impressive. Fishing can be taken on the North and South Esks, and on the River Dee. There are numerous golf courses including those at Stonehaven, Montrose and Edzell. Inland lie the Grampian mountains which provide some of the best hill walking in eastern Scotland.
