A striking and unique Grade II listed house situated in a lovely rural setting on the outskirts of the popular village of Duncton, at the foot of the South Downs. The property is believed to have been built in the late 1860’s as both a school and presbytery and is believed to have been converted sympathetically in to a single dwelling in the early 1980’s. It has been in the same ownership for over 40 years and is presented in good order having been well maintained over the years. The very attractive external elevations include painted, rendered walls with high gable ends, all under a slate roof. The accommodation includes an enclosed entrance porch opening into the spacious hallway with an attractive central staircase.

One of the principal features of the house is the magnificent drawing room with its vaulted ceiling and dual aspect windows and glazed French doors to one side, which give the room a light and airy feel. There is also a working fireplace with attractive glazed feature windows above. A door leads in to the dining room which also has a vaulted ceiling and a double height window overlooking the rear garden, another door gives access to the kitchen/breakfast room fitted with both wall and base units with granite worktops, an oil fired Aga with electric companion, a separate eye level electric oven and a four ring gas hob (separate calor gas cylinder). From the kitchen, and off the hallway is a study/bedroom 3 with storage cupboard, a shower room, and a utility room with door to the rear garden. On the first floor are two double bedrooms with far reaching rural views, and both have fitted wardrobes and a separate family bathroom (ensuite to bedroom 2).

Parking is outside the large beech hedge and a gate leads through the hedge with a paved path leading to the front door. The lovely garden is very private and is mostly laid to lawn, being arranged around three sides of the house. There are mixture of mature shrubs and trees, including a lovely apple tree with abundant fruit. A large shed is behind a hedge and there is also a greenhouse. In all extending to about 0.27 of an acre.

LOCATION AND AMENITIES
St Anthony’s Cottage is located adjacent to the catholic church of St Anthony and St George in the heart of the downland village of Duncton and is approached via a shared driveway and has parking in front of the property. In the village is Duncton Village School, The Cricketers public house and the entrance drive to Seaford College, within half a mile. Duncton is a superb rural location at the foot of the South Downs, within the South Downs National Park with easy access to an extensive network of local footpaths and bridleways. The historic town of Petworth is about 3 miles to the north with an excellent range of shops for everyday needs. Pulborough mainline station (about 7.5 miles), provides a service to London Victoria, London Bridge, Gatwick and the south coast. Further comprehensive facilities can be found at Chichester, Horsham and Worthing. Sporting facilities include golf at several local clubs, including The West Sussex and Cowdray Park; racing, golf, motor racing and flying at Goodwood; polo at Cowdray and sailing at Chichester Harbour. Central London is within 50 miles by road.

DIRECTIONS
From Petworth, take the A285 heading south. Just before entering the village, and at the 40 mile an hour speed limit sign, take the turning on the left to the Duncton Village Hall and Catholic Church of St Anthony and St George. Continue up the track and keep to the right and you will find St Anthonys Cottage a short distance on the right hand side. Park in front of the Beech hedge and enter through the gated opening in the hedge.
