Description

This quite superb three bedroom family home occupies a sought after position within the village of Toddington and incorporates flexible, well appointed internal accommodation.

Approach to the home is via a hard standing driveway, whilst directly ahead is a garage accessed by an up and over door. Once inside the property itself you’re immediately greeted by the entrance hall which has stairs directly ahead leading to the first floor accommodation and, to the right hand side, the principal reception room, the living room. This commands impressive dimensions, in this case 15’3ft by 11’6ft making for flexible furniture placement and has been decorated in neutral tones and hues. Beyond here is the dining area which comfortably accommodates ample space for a table and chairs, creating a real family/sociable area. French doors glance across the rear garden and ensure the room is flooded with an abundance of natural daylight. Running parallel is the kitchen which has been fitted with a comprehensive range of floor and wall mounted units with darker contrasting work surfaces over. Several integrated appliances have been woven into the design and space for additional free standing goods made available.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which nestles to the front aspect and benefits from useful built in wardrobes, whilst the remaining two bedrooms sit to the rear elevation. They are all serviced by a bathroom which incorporates a panelled bath with a shower unit positioned over, low level wc and pedestal wash hand basin. Modern tiling adorns the splashback areas and an obscure window illuminates the space further still.

Externally the rear garden is sizeable and has been thoughtfully designed and executed with a generous patio area as you step out, perfect for relaxing or entertaining. Beyond here the remainder of the garden has been laid to lawn with deep, curved borders housing an assortment of established plants, shrubs and bushes. The boundary is enclosed by timber fencing.

Available for occupation from the end of April 2025, subject to the successful completion of the necessary referencing checks.

On the Northern edge of the village is Toddington Manor which is a stunning Tudor Manor house with a deep, rich history predating the Norman invasion of 1066, visited by Elizabeth I in 1563 where she knighted the owner, Henry Cheney. In more recent, light hearted village history Kevin McCloud, presenter of TV show Grand Designs was born and raised in Toddington, English poet William Blake is said to have drunk in the, now converted, Angel pub, whilst child actor Jack Wild, best known for his role as the Artful Dodger in the film Oliver is buried in the parish cemetery.
