Description

The current owners purchased it over 20 years ago and have lovingly restored and cherished the house, opening it up to clients who have become friends over time.

Main Features:

An ancient convent, centuries old, in a beautiful area (the Val di Chio), where the spirit of community still thrives;
Four self-contained units (one occupied by the owners and three for rent), with a large communal and private gardens (each unit has its own) as well as an olive grove, ample covered space for dining "al fresco", a swimming pool, and storage/garage areas
A recent restoration that is attentive to details and the history of the buildings (exposed beams, terracotta floors, decorated walls and ceilings);
A perfect property for those looking to continue a successful holiday rental business with excellent reviews, share the property with family or friends, each taking a unit;
Unique glimpses, lights, and views that you rarely see; from the countryside to the historic center, everything is beautiful and close by, making you feel safe and welcomed;
The four houses are self-contained, with 1, 2, and 3 bedrooms each;
The property is ready and sold as a whole, including most of the furnishings.
The town of Castiglion Fiorentino, 5 mins far, is extremely well-equipped with schools, supermarkets, and nice restaurants! On weekends, it fills with young people from neighboring towns, making it tranquil yet lively at the same time.

Castiglion Fiorentino also has a train station, which is easily connected to Arezzo, Rome, and Florence.
The Val di Chio is renowned for its stunning views and color nuances, which still give us chills.

Approaching the property, you find the central area, communale area, known as the "Aia" in the local dialect, around which are the residences, gardens, annexes, the swimming pool, and the "cabin," a large shelter with a summer kitchen and enough space to dine together with 18 people or more, or simply to sit, read, or enjoy the sunset.

The four houses are composed as follows:

Casa Esther: This is the house where the owners live, featuring a large room on the ground floor (with vaulted ceilings), entrance, two studies, and a service bathroom; in addition, there's another room (in the rough) that was formerly a cellar and could become the kitchen, as well as a cave, used centuries ago as a "refrigerator"; this is the oldest part of the complex, and you can spot columns, ancient capitals, and centuries-old herringbone ceilings. On this floor, there's also a comfortable pellet stove; on the first floor, accessible via an ancient sandstone staircase, there's a living room with a kitchen and a large fireplace; this is the heartbeat of the house, where people can sit, relax, watch TV, chat, eat, and cook together. Completing this floor are a pantry, the main bedroom (created by combining two smaller rooms, along with the main bathroom); from the bedroom, there are beautiful views of the countryside. This floor has underfloor heating. On the second floor, there is a large room, currently an art studio, and a second bedroom with A/C, also with lovely views. With exposed beams, warm colors, the ancient columns of the convent revealed in the facades, vaulted ceilings... every detail, new or old, tells you a story, and I am convinced that by visiting in person, you will be able to listen to it too.

Il Forno: The ground-floor house with double exposure and two private gardens, one facing the "Aia" and another at the back, where the ancient stone oven used to bake bread for the entire week is located. The external gardens allow for a table for 6-8 people, perfect for enjoying the sunset over a glass of wine. Inside, this house also features beautiful vaulted ceilings and comprises a living room, kitchen, pantry, and two bedrooms, each with an en-suite bathroom. The decor is more modern, creating a lovely contrast with the structure, which dates back to the 1600s.

Il Tramonto: This is the upper-level house compared to the oven; it is arranged on a single floor, with a private garden on the mountain side, perfect for those with dogs and for enjoying the beautiful afternoon light. Upon entering, you find the dining room, a spacious kitchen with a beautiful marble countertop, and a pantry with an adjoining service bathroom. Continuing on, the heart of the house features the living room, a small bedroom (accessible from the ground-floor house, Il Forno, with a closing door), and another bedroom with a private bathroom and decor, as well as a second double bedroom with beautiful decor. Here, you can feel the villa atmosphere, and the well-restored and preserved decor is a natural companion.

Villetta la Valle: A two-story house with a master bedroom and bathroom on the lower floor (facing the Aia) and an open kitchen, living/dining room on the first floor, opening onto the garden on the mountain side. This was the last house to be restored, featuring contemporary finishes, a wood stove, and A/C both upstairs and downstairs - the views from the windows are stunning.

The property encompasses a total of 4.5 hectares (around 14 acres) of land, with 450 olive trees, a piece of woodland, and well-maintained gardens surrounding the building.

The swimming pool measures 5x12 meters and has a pool house where you can enjoy some shade in the summer.

Owners' Testimony:
Speaking with the owners, you can feel that there was immediate love for the house, a feeling of love at first sight... "We were particularly struck by the tranquil location nestled in the hills, the beauty of the house, and its history... although it required significant restoration, it already spoke to us and showed the enormous potential that emerged during the works.
For us, renovating the house meant getting to know it deeply... during the renovations, we discovered historical artifacts, arches, columns, and decorations... Through our exploration, we found documents that testify to its presence since the 1600s and perhaps even earlier... The idea of living in history and within history excited us and gave us unforgettable sensations... now it is time to find people who have the passion and love to continue enjoying this timeless house beyond time.
We have not encountered similar atmospheres when we decided to buy it, and this feeling is confirmed by the clients/friends who return every year to visit us and share our initial feelings..."
