Site and plans for new house with prime coastal setting on East Scores

Description

6 Gregory Place is the site of a former fisherman’s house which was demolished in 2024.

RKA architects have drawn up plans and organised contactors to build a new house on the site. All permits, council permissions and statutory requirements are complete (including planning permission, conservation area consent and building warrant).

Features of the design are:

Contemporary Open-Plan living on the ground floor, with a living space to the front overlooking the sea.

Generous kitchen and dining room to the rear which connects directly to the private garden, enjoying views of the iconic St Andrews Cathedral tower.

Central light-well provides daylight to the centre of the plan, with sky views visible from the void space.

Two double bedrooms on the first floor, each with an outstanding view, over the sea and castle, or toward the cathedral.

A full-sized contemporary shower room sits neatly on the first floor for guests and residents alike.
The second-floor level boasts a principal suite, with bath, W.C., king bed and its own private terrace space

Super low running costs due to sustainability target of EPC A+

Solar panels and the air source heat pump provides clean energy, while the ventilation system provides comfortable temperatures and fresh air throughout the property.

Carefully designed with a collaborative design team over a number of years, ready to start on site.

Contractor of award-winning properties is on board, with full bills of quantities included.

Outside

The kitchen opens out into a south-facing garden enclosed with a historic stone wall to the east. This garden is set to catch the sun and to provide privacy for outdoor eating or to sit out.

The principal suite also has its own private terrace, giving views directly to St Andrews Cathedral and beyond.

There is a right of way over the shared, outer courtyard and a garden shed in the corner.

Location

6 Gregory Place has an iconic setting on the cliff tops to the north of St Andrews. It looks out over the sea and the ruins of St Andrews Castle. It also has a view inland to the ruined tower of the St Andrews Cathedral.

Paths from both East Scores and Gregory Place lead to the harbour and onto the East Sands beach. The West Sands Beach is at the far end of The Scores.

East Scores adjoins The Scores which is the street that runs from the ruins of St Andrews Castle along the cliff tops to the Royal and Ancient Clubhouse. The world-famous Old Course is at the end of the street and the 18th green is only a short walk away. The main buildings of the university are situated between The Scores and North Street and all the shops, bars and restaurants are also just a short walk away.

St Andrews is renowned worldwide as the Home of Golf. There are seven golf courses under the management of the St Andrews Links Trust, including the Old Course, which will host to the Open Championship in 2027. There are many other golf courses in the area including the Duke’s Course, St Andrews Bay, Kingsbarns Elie, Crail and Dumbarnie.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (6 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.

Directions

Driving into St Andrews continue along North Street to the Cathedral. Gregory Place is the narrow no through road on the left-hand side which runs alongside the wall to the cathedral grounds.
