The Royal Pavilion is undoubtedly one of the most impressive buildings in the South of England and stands on the northern side of Queen Mother Square, the epicentre of the visionary Poundbury community. It is also the tallest building in Dorchester. Apartment 18 is on the building's third and highest floor on its northern side, which means it stays cool in summer and has gorgeous, uninterrupted views of the beautiful countryside to north of the town all the year round. The sitting room is wonderfully light with floor to ceiling windows on two sides with far-reaching views over Poundbury and the surrounding countryside plus French windows on a third side that open to the balcony. Double doors open through to the adjacent kitchen/breakfast room, which has a marble-tiled floor and three sets of French windows opening onto the balcony. It is fully fitted with light sage coloured units including a substantial, central island and a comprehensive range of built-in Miele appliances including separate, full height freezer and fridge, two ovens, an induction hob and an under-counter wine cooler. The apartment has three ensuite double bedrooms, with the principal bedroom suite located off one side of the dining room and the other two off a long corridor that overlooks the quadrangle. The principal bedroom suite incorporates an entrance lobby and walk-through dressing room that leads to the ensuite bath and shower room. Unsurprisingly the bath takes full advantage of the view. The larger of the two remaining bedrooms also has its own dressing room and ensuite shower room, whilst the smaller one has a walk-in wardrobe and ensuite shower room. Both rooms are south west facing and have excellent views.

Beneath the Royal Pavilion is a secure, communal parking garage, in which the apartment has two side by side, dedicated and oversize parking spaces with adjacent electric vehicle charging and power, a useful store room and residents bicycle storage. At ground level, secure entry and exit doors open to a communal lobby with three lifts to the various floors within the building. In addition, there are also eight “residents only” visitor parking spaces at the front of the building on Pavilion Green, directly in front of the building's main entrance.


Poundbury is the internationally renowned urban extension on the western side of Dorchester championed by HM The King, when he was Prince of Wales. At its centre is Queen Mother Square with the Royal Pavilion forming the northern side of square. The southern side of the building overlooks the square and its northern side, where Apartment 18 is located, looks northwards towards the uplands to the north of the town. Poundbury is a unique and wonderful community that incorporates a selection of shops and other local businesses. These include a Waitrose store, just 50 yards away on the western side of the square and The Duchess of Cornwall pub/restaurant opposite. Residential building work in Poundbury is on target to be completed within the next 2 years. Whatever cannot be found locally within Poundbury can almost certainly be found in Dorchester about a mile and half away. As the county town it has a wide choice of shops and local amenities including a larger Waitrose, Tesco superstore, GP, dental and veterinary surgeries and the county hospital. Dorchester also has two train stations, one on the London Waterloo to Weymouth line and the other on the Bristol/Castle Cary to Weymouth "Heart of Wessex" line. In addition, The A35 and A37, both of which are main arterial roads, are accessible just outside the town. The area also offers a wide choice of popular schools covering all ages. This includes the well-regarded Thomas Hardye School in Dorchester for state secondary education plus Sunninghill Preparatory School, Milton Abbey, Bryanston, Leweston, the Sherborne schools and Hanford from the independent sector, all of which are within a 17 mile radius.
