INTRODUCTION
The Castlesteads Shoot is located in rolling terrain just to the North of Brampton in Cumbria and with good access to the M6 Junctions 43 and 44 at Carlisle. Newcastle Airport is approximately 75 miles from the shoot.

The Shoot has been let for over 30 years and the owner now seeks to grant a new lease for a further 3 years with effect from 1st May 2025.

SITUATION
The Castlesteads Shoot is located near Brampton in North Cumbria, and extends to 1476 acres, as shown coloured red on the plan. A further 500 acres of sporting rights were leased in by the former Lessee each year which will be available via separate negotiation, as shown coloured yellow on the plan.

There are several hotels in the area and there is a bothy or lunch hut on the Estate available for use by the Lessee.

BAGS
In recent years, the shoot has put down 4,000 to 5,000 pheasants per annum and have had approximately 15 pheasant days per season plus 2 shooting days for the lessor. Bags are on average 150 birds per day.

RENT
The Lessee will be required to employ the present gamekeeper and pay through the rent, 80% of the gamekeeper’s salary and £2,600 towards the game crops. Details of these costs can be provided on request and will be set out in the Lease.

SHOOTING EXPENSES
In addition to the rent, all shooting expenses will be met by the Lessee, including dog allowance (currently set at £60 per month) 40% of the Council tax demand and contribution to the gamekeeper’s living costs including paying all electric and heating bills.

LEASE
A copy of the draft shooting lease can be provided on request.

RESERVATION OF 2 DAYS
As part of the arrangements in the lease, the Lessor reserves 2 days for his own use, on days agreed with the Lessee, to shoot a total of approximately 150 pheasants on the days which need not be consecutive days. For clarification this means that over the two days a total of 300 pheasants may be shot.

DEER STALKING
The Roe deer stalking is reserved to the Lessor and excluded from the agreement.

RELEASE PENS AND GAME PLOTS
There are 7 release pens and 5 main game plots. A further 8 plots are available by separate negotiation with the local farmer.

SYNDICATION
The Castlesteads Shoot is at its best when shot for single days only, and while it can manage 2 consecutive days, this arrangement is not ideal.

Accordingly, there will be no objection to the shoot being syndicated provided there is only one Lessee who will be responsible to the Lessor for the conduct of the use of the shooting rights granted under the lease.

WOODLANDS
The Lessee will be responsible for the cutting of undergrowth to maintain access through the woods, and for any flushing points he may require in the woods.

SHOOTING DATES
The Lessee to notify the Lessor and the occupiers of the land of intended shooting dates. No shooting will be permitted on Sundays.

INSURANCE
The Lessee must carry satisfactory insurance and indemnify the Lessor against any claims whatsoever arising from the exercise of the rights whether the claims be from persons attending the shoot, other parties on the ground, or any other circumstances which might affect the Lessor, to a minimum value of Ten Million Pounds (£10,000,000) for each and every claim.
