Description
Comment from Robert Reed of Gascoigne Halman
In football terms the Champions League is a concept that aims to combine the very best of every country in one competition. In property terms the equivalent is combining a particularly rare property type with one of the best lanes in the area. This one off single storey dwelling, known as Stonecroft, achieves exactly that.
The advantages of single storey living are a combination of flexibility, future proofing and potential to adapt. All of these apply here and given the size of the plot, which at 0.88 acre is very large, there is even scope to extend further, should that be desired and subject to planning consent being granted.
The dwelling as stands extends in size to 1804 square feet and offers four bedrooms, two reception rooms and both a bath and shower room. But the beauty of the opportunity is that the use and purpose of the rooms is up to you. The accommodation has just been decorated throughout and the boundary fencing also newly installed, so there are many excellent fundamentals in play.
There is further practical square footage outside with a 400 square foot detached double garage.
The gardens and grounds are such a draw, being beautifully landscaped and providing the practicality of ample parking, a double garage and large expanses of lawn, together with the prettiness of a glorious pond and beautifully stocked beds and borders. The external environment really is a wonderful backdrop to the dwelling and extending to 0.88 acre in size it the grounds also wrap themselves round the plot impressively.
As a location, the adjoining villages of Manley and Mouldsworth have a deserved reputation for excellence and from a property perspective, it offers a wonderful variety of unique homes. The subject property is perfectly located on a quiet country lane and being set well back from the lane, discreetly positioned behind stone pillared gates and the gardens enjoys superb levels of seclusion, maturity and privacy.
Within ten minutes walk you can get to a recently refurbished pub / restaurant, a Catholic Church and a railway station. The station is a hugely useful service which opens up the options of children getting to school or an evening meal in the city centre of Chester. If you enjoy walking or have a dog, then there is a 20 minute walk to Manley Common, which in turn accesses the Sandstone trail and Delamere Forest. Chapel Lane is on National Cycle Route 5 and if you like watersports, a short cycle will take you to a specialist centre at Manley Mere. If you want a loaf of bread, you can head to the impressive community village shop at Ashton Hayes.

Take this turn and proceed along and shortly after the left hand bend by the former Golden Lion pub continue straight along through Ashton village passing the landmark of the Parish Church on the left hand side. Continue along and up the road leaving Ashton and entering into Mouldsworth. Having passed the Goshawk public house on the left hand side and the railway station on the right hand side, proceed up the hill and take the first left turn into Smithy Lane and then a right immediately onto Chapel Lane.
