Description

For Sale by Online Auction - Closing Date tbc

A wonderfully spacious period home set within a ¾ acre plot in countryside on the fringe of Penryn and Falmouth.

The Property
An interesting period home, thought by the owners to have been built in the early 19th Century and extended within the last 50 years to create a superb family sized home.

At ground floor, a large reception lobby has a downstairs wc to one side and in turn opens into a central hall with staircase ascending to first floor. Off the central hallway is the 22ft long lounge with two windows and log burner, a useful study/office that could be used as bedroom five, and generous kitchen/diner with quarry tiled floor. From the kitchen there is access to a conservatory with a southerly aspect. The turning staircase leads up to the four excellent bedrooms, two of which have views over Falmouth towards the sea. The bedrooms are served by a good size bathroom which has a bath and separate shower cubicle.

Outside

A particular feature of this wonderful home are its grounds, extending to approximately ¾ of an acre.

In addition to the sheltered gardens, there is a paddock where there are extensive parking facilities, where the owner used to have five static caravans for letting. These have now been removed but an external power supply remains together with an outside tap.

Services
Mains electricity. Oil-fired central heating. Shared private drainage with the neighbour. Shared private borehole water from the neighbouring property. None of these services have been tested and therefore no guarantees can be given. Interested parties are advised to make their own enquiries to the relevant service providers.

Agent's Notes:
Some of the trees within the gardens are subject to Tree Preservation Orders (TPO's).

It should be noted that bedroom four slightly overlaps the neighbouring property and therefore forms a flying freehold.

Wayleaves, Easements & Rights of Way
The sale will be subject to and with the benefit of all wayleaves, easements and rights of way as may exist.

Particulars & Plan
Whilst every care is taken in the preparation of these particulars, their accuracy is not guaranteed and they do not constitute any part of an offer or contract. Any intending purchaser/s must satisfy themselves by inspection or otherwise as to the correctness of these particulars.

Location
This is truly a great setting abutting farmland with far-reaching views, and yet just moments from the many and varied schooling, commerce, leisure and health facilities this popular area has to offer.

Falmouth itself is a world renowned port on the Carrick Roads where there is excellent sailing to be enjoyed. It still has a busy waterfront and boat yard but is also now, together with Penryn, a university town. This makes it a busy and vibrant area with a multitude of sea food restaurants and bars for entertainment. Both towns have a stop of the Falmouth branch line, linking with the main Paddington/ Penzance line in Truro.
