Description

The property is in the old village of Kato Verga on the slopes of the Taygetos mountains, 10 kms from the city of Kalamata and overlooking the Bay of Messini. It consists of 2 traditional stone buildings and one newer house built in 1997. The upper and lower levels of each house have both internal stairs and external stone steps and all houses are connected by stone steps. There are several terraces and shady sitting areas as well as balconies/patios.

Upstairs there is a large kitchen/sitting-room with a balcony looking out to sea.
Downstairs there is a bedroom, a bathroom and a storage 'cubbyhole'.
There is a tiled patio to one side leading to 4 terraces with a variety of trees and shrubs and places to sit. To the other side is a large paved area and a semi-slated terrace with a mulberry tree and other plants. All terraces have views of the sea and the mountain.

Upstairs there is a sitting-room with a paved balcony to one side (with a view of the Messinian bay).
Downstairs there is a bedroom, a basic kitchen and a bathroom. There is a small paved area to one side.

On the bottom terrace between the two old houses there is a separate workshop with a basin and external shower. There is also a large old concrete water tank converted to a shed/storage space.

Downstairs there is a bedroom, a bathroom and a bedroom/study.
There are external stone steps from the driveway and sitting-area to the top balcony with a further sitting area and further stone steps to the 2 old houses.


The property is individual and can be adapted depending on one's needs. We used the old houses as a holiday home for many years and then as a permanent residence for a few years. Latterly the main stone house and the newer house have been rented out and the smaller stone house kept for our own use.

The outside area consists of 4 terraces to one side, with fruit trees (apricot, lemon, grapefruit, pomegranate, mandarin, mulberry) and 3 olive trees on the bottom terrace. There are also many other plants such as oleander, bottle brush, plumbago.

Total land area - approximately 800 sq.m. with a 200 sq.m. built area.

There are two tavernas in the village and a general store about 20 minutes walk down the hill or a 5 minute drive. The nearest beach is 25 minutes walk or a 7 minute drive. Kalamata has a wide range of facilities, good restaurants, a twice weekly food market and 2 long sandy beaches. It has cultural activities such as the International Dance Festival and the Jazz festival and sports such as paragliding (from the top of the mountain 950m high) and free diving. There are many beaches, coves and tavernas along the coast and the Taygetos range, (peak 2400 metres) offers spectacular hiking . Classical and Byzantine sites (e.g. Ancient Messini, Mystras) are within an easy drive. The airport is 19 km away (16 minute drive).

All paperwork is underway, ready for sale. Some basic furniture, such as tables, chairs and beds plus white goods are included in the sale.
