Description
The Estate are seeking a tenant to farm 91.26 acres of registered organic Grade 3 Parkland, working in partnership with the owners to meet its objectives of Higher Tier Countryside Stewardship. These are parkland fields in the core of the Estate. Trebartha Hall was demolished after the Second World War, but the Latham family enjoy the use of the parkland.
The land is located 2.2 miles (3.5km) from the A30 (Plusha junction), split into a small handful of convenient parkland fields. The land is comprised of gently sloping fields of grazing pasture separated by the River Lynher. In 2024 the Estate entered the land into a Higher Tier Stewardship Scheme to restore the historic parkland, allowing for amongst other things new stockproof fencing and additional livestock water troughs.
Trebartha Estates Ltd is a family company owned by descendants of the original purchaser of the Estate in 1940 Edward Locks-Latham and dedicated shareholders manage the 5,000 acre estate with a focus on sustainable stewardship.
Tenancy
Trebartha Estate is seeking a tenant committed to implementing environmentally sustainable, biodiversity-focused farming practices that align with the Estate’s vision of becoming an environmentally-sustainable haven engaged with its tenants and local community.

It is proposed that interviews will be held 9 May 2025. The shortlisted applicants may be visited on their present holding by the Landlord’s agent on a date to be determined. The applicants will be informed of the decision as soon as possible and will then be required to sign the tenancy agreement within 14 days of acceptance.
Costs: The ingoing tenant will contribute £750 + VAT towards the Landlord’s cost of preparing the agreement.
Proposed Terms for the FBT:-
Term: Initial term of 5-years, commencing from 29th September 2025.
Rent: Half-yearly in advance (29th September & 25th March). The first rental payment will be due on the 29th September 2025.
Use: Organic cattle and/or sheep grazing.
Higher Tier Stewardship Schemes: The Landlord retains all revenue from the Higher Tier Countryside Stewardship Scheme.
Rent Review: 3-yearly to market rent
Break Date: Landlord’s break clause on 3rd anniversary
Sporting Rights: Reserved by the Landlord.
Repairing & Insurance Obligations: The Tenant will be responsible for the maintenance of the land, fencing, gates, water drinking facilities, contributing towards shared access maintenance and for insuring their own stock. Trebartha Estate Ltd are responsible for the maintenance of parkland trees.
Improvements: In the event of the incoming Tenant wishing to carry out improvements at their own expense the Landlord’s written permission will be required. The Landlord is willing to consider the installation of cattle handling facility.
Rights of way: Coloured brown on the plan. The Landlord reserves a right of access coloured blue on the plan. Estate staff and tree surgeons require access at all times. Some land will be required for parking for family events and/or garden open days; parking areas to be agreed from time to time. The Latham Family reserve a right to roam the fields at all times.
Buildings: No buildings are included in the tenancy. There are no sheds available and therefore, cattle cannot be over-wintered. The landlord is willing to consider the installation of a cattle handling facility.
