Higham Hall is located to the edge of the pretty village of Higham on the Hill. The village name means ‘homestead/village which is high’and lies three miles from both Hinkley and Nuneaton. Amenities in the village are St Peter’s Church, and primary school.

The attractive town of Market Harborough, set some 18 miles to the east, provides a good range of local shopping, leisure, and business activities. Leicester and Rugby are both approximately 11 miles away to the north and south respectively, providing extensive commercial and leisure facilities.

Communications in the area are excellent with a mainline train station available from Nuneaton reaching London, Euston in under an hour, and Leicester reaching London, St Pancras in an hour. The M69 motorway is accessible at Junction 1, accessing the M1 at Junction 21 and at Junction 19 the A14, M6 and M1 connect. International air travel is available at East Midlands Airport, Birmingham and Luton.

A number of schools are available in the locality with local state schools include Higham on the Hill village Primary School. Preparatory education is at Bilton Grange, Crescent School and Stoneygate. Secondary and private schooling is available at Nuneaton, Hinkley, Leicester, Rugby, and Uppingham. Sporting and leisure are also well catered for, with racing at Nottingham, Southwell, Leicester, Warwick and Towcester; golf courses at Lutterworth, Leicester, Hinkley and Nuneaton.


The Property

In an idyllic setting, and listed Grade II, Higham Hall in its current form, is understood to have been built in the early 1900’s. Constructed of red brick with sandstone dressings with a plain tile roof, the Hall has continued to be well maintained during the current owner’s tenure creating a wonderful country residence.

Further to the ground floor, is a well-equipped kitchen/breakfast room with a 4-oven AGA, access to a walk-in pantry, and useful utility/ boot room. Elsewhere on the ground floor is a study, and cloakroom. In addition are various stores, and plant room.

To the first floor, the principal suite overlooks the gardens, with the parkland in view, framed by a deep bay window. The suite has a door through to a dressing area and well - appointed ensuite bathroom. To the same floor are eight further bedrooms, each with access to three bathrooms, and a useful linen room.

General Remarks

Outside

The main entrance to Higham Hall is approached from the northern aspect and is set back from the village lane behind a private electric gate and high hedging. The sweeping driveway is flanked by lawned grounds and mature trees. The rear garden enjoys formal lawns, stone flagged pathways, and many mature deciduous and coniferous trees. To the south elevation is a large stone flagged terrace and a mature beech tree. A further electric gated driveway to the west elevation, gives access to a large garage with electric door and access to the side lobby. The landscaped gardens have been well maintained to provide a delightful setting for The Hall. Beyond here meandering pathways extend around the grounds to the various areas of the garden, each part offering its own charm. The parkland abuts the rear garden and has been planted with a selection of deciduous trees.

In all the grounds extend to approximately 12 acres.

The former stable block to the hall comprises garaging and storage space with a set of steps leading to a loft space
